In the areas, regarding shaping the development, it is allowed: a) on the building plot a free-standing garage or utility building, with a building area not greater than 50 m2 and a height not greater than 6.0 m; b) location of the building at the boundary of the building plot; c) location of no more than two buildings accompanying residential development (garages or utility buildings). Areas for farm development - with provisions: 1) It is allowed to build residential and utility buildings together up to 25% of the plot area. 2) It is necessary to ensure the location of at least 1 garage or parking space on each plot. 3) The following requirements are established for agricultural residential development: a) height up to 2 above-ground floors, of which the second is a usable attic, b) positioning of the ground floor up to 1.0 meter above the highest point of the terrain within the outline of the building, c) ridge height up to 9 meters, d) roof with symmetrical slopes inclined at an angle of 30-45°, allowing for gables, dormers, etc., excluding utility buildings for which single-pitched roofs are allowed, e) the construction of mansard roofs is allowed without restrictions on the slope angle of the surfaces, f) roof covering materials must have certification. 4) It is allowed to implement in MR areas, within the outline of the functional unit defined by the plan drawing, holiday development (according to the conditions for ML areas) low residential development (according to the conditions for MN areas) and commercial services (according to the conditions for U areas), provided that the compact area of holiday, single-family, or service development does not exceed 5,000 m2 on I-III class soils and 1 ha for IV class soils. 5) The obligation to transform the character of the building structure and plant greenery, enhancing aesthetic values, during modernization and change of function of the facilities is introduced. 6) The location of ground-level service facilities is allowed, as well as the use of residential and utility buildings for service functions. The location of projects that may significantly impact the environment and the implementation of facilities and devices with nuisances exceeding the boundaries of the property owner is excluded.
