Additional plan provisions: Farmstead residential development areas (1 MR): 1) In areas marked with the symbol 1 MR, the basic purpose is for farmstead development and the following development conditions are established: a. adaptation, expansion, and construction of buildings within the boundaries of existing developed plots, b. location of new agricultural homesteads, minimum plot area of 0.20 - 0.30 ha; smaller plot areas are allowed if the requirements of special regulations are met, enabling the placement of buildings while maintaining the principle of good neighborliness. 2) In farmstead development areas, the following is allowed: a. location of single-family development on plots with a minimum area of 800 m2 as a supplement to undeveloped enclaves or separated from agricultural homesteads, under the conditions specified in the area 1MN, b. adaptation and location of non-intrusive services and other non-intrusive functions provided that: - they do not limit the possibility of realizing the basic function of the area on neighboring plots (placement of objects and devices related to homestead development), - they are accessible from a public road or pedestrian-vehicle path, c. location of service and agricultural development on single-family development plots located in areas 1 MR is allowed, d. transformation of homesteads into holiday development, e. possibility of realizing a second residential building in an agricultural homestead (without separating the plot), provided that the object does not cause a conflict with existing and planned development, f. the location of breeding farms that may significantly impact the environment is excluded, g. compact areas designated for services, single-family development, or holiday development may not exceed an area of 0.5 ha for soils of classes I-III and 1.0 ha for soils of class IV, except in cases where the consent of the relevant government administration bodies for non-agricultural purposes is obtained. Residential single-family development areas (1 MN): 1) In areas marked with the symbol 1MN, the basic purpose is for single-family development and the following development conditions are established: a. adaptation, modernization, and construction of buildings, b. adaptation of single-family development complexes realized based on detailed local plans, modernization and construction of buildings are allowed, under the conditions of continuation of existing principles regarding the building line, communication service, and infrastructure realization, c. location of non-intrusive services and crafts in existing buildings or in a new service or service-agricultural building provided that they do not cause conflicts with existing and planned development, d. possibility of transforming existing buildings into non-intrusive services, e. possibility of locating one agricultural building on the plot, including a garage. 2) Conditions for division into building plots, while maintaining the provisions of the real estate management act, with the reservation of point 1b: a. the size of the building plot - min. 800 m2; except for areas marked with the symbol 2MN, b. larger plots are allowed, c. direct access to a public road or separation of access, to the single-family development complex, communication service is allowed via a pedestrian-vehicle path with a minimum width adapted to the conditions of the intended land development. 3) In the area of the municipal center of Niedrzwica Duza, the shaping of the urban layout is required, through the regulation of this layout and emphasizing the importance and values of urban interiors: squares, streets, facades, service-commercial routes, building quarters. The following development conditions are established, requiring specification in detailed local plans, the development of which is mandatory: a. transformation of degraded areas and those used inconsistently with the basic function (demolition of objects in poor technical condition, relocation of burdensome objects to other locations), b. adaptation, expansion, and construction of residential, agricultural, and service buildings, c. distribution of service functions, taking into account functional links and the principle of good neighborliness, d. arranging green areas in a way that ensures isolation from the nuisances of traffic and other located in the vicinity, e. delineation of the communication system serving residential development complexes (boundary lines, street routing, building lines).
