Provisions regarding parameters and indicators for shaping development and land use: 1) non-exceedable building lines designated on the plan drawing; 2) maximum building intensity index 40%; 3) minimum share of biologically active surface 40%; 4) maximum building height 2 floors; 5) it is recommended to limit the height of the facade from the ground level to the eaves (cornice) to a maximum of 4.0m; 6) steep roofs with two or four slopes; 7) buildings situated in relation to the roads with the ridge (main ridge parallel or close to the road); 8) gable layout is allowed only in the case of atrial buildings; 9) roof slope from 45% to 80%, or from 30° to 45°; 10) other solutions in the corners of the quarter (as spatial accents) are allowed; 11) the solution of the truss involving the use of different degrees of slope of the main roofs is excluded; 12) roofing with ceramic, cement tiles, bituminous shingles, or sheet metal in subdued, pastel colors; prohibition of using bright colors (including bright red); 13) it is recommended to maintain all buildings in the quarters in a harmonized color scheme of roofing and facade decoration; 14) the location of buildings at a distance of 1.5m from the boundary with the neighboring building plot or directly at the boundary, while maintaining non-exceedable building lines is allowed; 15) when implementing free-standing garages and utility buildings, the following applies: a) maintaining non-exceedable building lines and the interiors of quarters as free of development; b) height up to 1 floor; c) roofing and facade decoration - as in residential buildings; d) prohibition of basements.
