1) location of construction facilities related to conducting activities:

a) production,

b) services, including among others car showrooms, vehicle service stations, gas stations, workshops, subject to § 9 point 1,

c) commercial with a sales area of up to 2000 m²,

d) warehouse,

e) storage

– along with accompanying infrastructure;

2) allowance for the location of park & ride parking;

3) allowance for the location of free-standing porters with a maximum building area of up to 20 m² and a height of up to 4.0 m, between the boundary line of the road and the maximum non-exceedable building line;

4) building intensity index from 0.05 to 1.50;

5) maximum building area – 50% of the plot area;

6) minimum share of biologically active land area in relation to the building plot area – 20%;

7) roof: flat, single or double-pitched with a slope angle of the main roof planes up to 20°;

8) maximum building height – 10.0 m;

9) requirement to diversify the architectural forms of the facades by:

a) introducing material, volumetric, and glazing divisions,

b) prohibition of building homogeneous, monolithic facade surfaces larger than 150 m²;

10) permissible material and color of the facade:

a) plaster, external cladding of steel and aluminum sheets, and sandwich panels in aluminum cladding in broken white, beige, brown, or gray shades,

b) glass, clinker cladding, and clinker brick in natural colors of building materials;

11) allowance for division into building plots with a minimum area of 5000 m²;

12) communication service:

a) area 36P/U from roads 50KDZ, 37KDL, 35KDD,

b) area 38P/U from roads 29KDG, 37KDL, 39KDD,

c) area 40P/U from roads 29KDG, 37KDL, 39KDD, 41KDD,

d) area 43P/U from roads 29KDG, 41KDD or from road 50KDZ directly or through area 48KS.

For plot no. 18/2, a project for the construction of a commercial and service building has been prepared, and a building permit for this building has been issued. The building of a commercial and service nature was to have a ground floor area of 104 m2, dimensions: length 14.60 m and width 6.20 m.
