Service functions are allowed, especially in the categories: a) administration and offices, including especially: facilities used as a workplace for office, secretarial, or other administrative activities, e.g. bank buildings, post offices, offices, conference and congress centers, courts, b) trade, especially: retail with a sales area not exceeding 2000 m² such as independent shops, boutiques, pharmacies, c) culture, especially: publicly accessible cultural facilities, community centers, libraries, information centers, and archives, d) health and social care, especially: clinics, health centers, rehabilitation facilities, medical offices, social welfare homes, e) education and upbringing, especially: nurseries, community centers, kindergartens, public schools, language schools, educational and training centers, f) sports and recreation, especially: facilities intended for practicing various sports disciplines, g) minor services, especially: shoe, tailoring, leather, photographic, printing, jewelry, luthier, hairdressing, cosmetic, watchmaking, locksmith services, repair points, rental services, laundries, wellness offices, h) public services. Rules for shaping development and land use indicators: 1) type of development for multi-family residential development: not established; 2) the location of buildings is allowed at a distance of 1.5 m from the boundary or directly at the boundary with the neighboring building plot; 3) the realization of economic, economic-garage, or garage buildings is allowed as a supplement to the existing development on the plot in a number not exceeding one building per building plot; 4) the size of the building area in relation to the building plot area: no more than 35%; 5) the minimum percentage of biologically active area, calculated in relation to the building plot area for multi-family residential development: 50%; 6) in the case of the realization of a green roof, the area of the green roof is allowed to be counted as biologically active area, according to separate regulations; 7) it is established that at least half of the required minimum percentage of biologically active area (calculated in relation to the building plot area) must meet the following conditions (together): a) realization in the form of arranged greenery, b) realization outside the outline of existing and planned buildings and building-related devices, including outside the outline of underground floors, c) realization in a form allowing for the vegetation of high plants; 8) in the case of the realization of multi-family residential development, it is established that at least half of the required minimum percentage of biologically active area (calculated in relation to the building plot area) must be realized in a way generally accessible to all residents of the buildings on the building plot; 9) the width of the elevation for multi-family residential development: no more than 22 m; 10) the intensity of development: no more than 1.8, of which no more than 1.0 for above-ground floors; 11) when applying (within the investment plot) solutions for rainwater and meltwater management on the building plot and simultaneously applying green roofs on at least 50% of the surface of the roofs of the buildings and applying on at least 25% of the surface of the elevation walls "vertical gardens" - systems with plantings on vertical walls or climbing plants on the building elevations, it is allowed: a) to increase the building area in relation to the building plot area to a value not exceeding 40%, b) to reduce the minimum required percentage of biologically active area, calculated in relation to the building plot area to a minimum of 35%, c) to increase the width of the elevation to a value: no more than 26 m, d) to increase the intensity of development to a value: no more than 2.2, of which no more than 1.2 for above-ground floors, e) to increase the number of residential units in one building to a maximum of 9 units; 12) when applying (within the investment plot) solutions for rainwater and meltwater management on the building plot and simultaneously applying green roofs on at least 90% of the surface of the roofs of the buildings and applying on at least 35% of the surface of the elevation walls "vertical gardens" - systems with plantings on vertical walls or climbing plants on the building elevations, it is allowed: a) to increase the building area in relation to the building plot area to a value not exceeding 40%, b) to reduce the minimum required percentage of biologically active area, calculated in relation to the building plot area to a minimum of 35%, c) to increase the allowable maximum height of the development to a value: no more than 10.5 m and no more than III above-ground floors, d) to increase the width of the elevation to a value: no more than 26 m, e) to increase the intensity of development to a value: no more than 2.5, of which no more than 1.2 for above-ground floors, f) to increase the number of residential units in one building to a maximum of 12 units; 13) the shape of the roof: not established; 14) the realization of a green roof of an intensive or extensive nature, or both types simultaneously is allowed; 15) in the case of the realization of multi-family residential development, it is required to arrange at least one playground for children on each investment plot with a generally accessible recreational area for residents with a minimum width of 5 m and an area of at least 100 m², assuming a ratio of 1 m² / 1 apartment; 16) in the case of the realization of multi-family residential development, it is required to realize an additional 10 above-ground parking spaces (beyond the minimum number of parking spaces required in point 25 in a form available for visitors or/and using the residential and service functions on the investment plot; 17) the method of realizing parking spaces: free-standing garages, built-in garages, underground garages, above-ground parking spaces.
