b) maintenance and change of existing forms of development, shapes of roofs, expansion, and replacement of the facility while maintaining the conditions resulting from the plan's provisions.

Parameters and indicators for shaping development and land use:

Height restrictions apply:

a) residential buildings up to 9.5 m (up to two above-ground floors including usable attic, with the possibility of basement),

b) utility and garage buildings up to 5.0 m (one floor),

c) service buildings up to 8.0 m (up to two above-ground floors including usable attic),

d) height restrictions for new fences up to 1.60 m;

Required size of biologically active land area:

a) for single-family residential areas - minimum 60% of the area,

b) for single-family residential areas with services - minimum 40% of the area, c) for service areas - 25% of the area;

Maximum building area:

a) for single-family residential areas - 30% of the plot area,

b) for single-family residential areas with services - 40% of the plot area,

c) for service areas - 60% of the plot area;

Required parking space ratio for the plot:

a) minimum 1 parking space for a single-family house,

b) minimum 3 parking spaces for 100 m2 of service usable area.
