UCHWALĄ NR XII/117/2020 RADY MIEJSKIEJ W PSZOWIE dated January 29, 2020, regarding the local spatial development plan of the city of Pszow, the plot is located in areas: 26U - service building areas. 1) primary purpose: a) services, b) consumer services, Official Journal of the Silesian Voivodeship - 24 Pos. 1177 c) buildings and other objects of a permanent fuel station for areas 4U, 33U, d) educational services; 2) permissible purpose: a) arranged greenery, b) isolation greenery, c) warehouse facilities accompanying service development, d) garage buildings, e) sports and recreation facilities, f) sports and recreation services, g) single-family residential development for areas 5U, 6U, 7U, 9U, 10U, 17U, 21U, 26U, 27U, 28U, 33U, 34U, 38U, 39U, h) multi-family residential development for areas 5U, 6U, 7U, 9U, 10U, 17U, 21U, 26U, 27U, 28U, 39U, i) small-scale manufacturing services for area 38U. 3. The following methods of development and building conditions are established for the areas: 1) service buildings should be located in a free-standing arrangement; 2) garage buildings should be located in a free-standing arrangement, built into the building or attached to the building; 3) single-family residential development should be located in a free-standing arrangement or as residential units built into service development in an amount not exceeding 35% of the total area of the service building; 4) multi-family residential development should be located in a free-standing arrangement; 5) maximum building coverage ratio: 70%; 6) building intensity ratios: a) minimum ratio - 0.01, b) maximum ratio - 0.80; 7) minimum biologically active area ratio: 20%; 8) the minimum number of parking spaces for newly constructed facilities has been established in § 13. (Rules for reconstruction, expansion, and construction of communication systems); 9) building height: a) maximum height of service building - 15 m, b) maximum height of single-family residential building - 10 m, c) maximum height of multi-family residential building - 12 m, d) maximum height of garage buildings - 6 m, e) maximum height of other construction objects - 12 m, except for technical infrastructure objects, for which a maximum height of 16 m is established, excluding high voltage power line poles; f) maximum heights mentioned in points a-e should take into account the provisions of § 7 sec. 1, 2; 10) the method of situating construction objects in relation to roads: non-crossing building lines according to the plan drawing, i.e.: a) along the boundary line of the KDGP road area, meeting the distance requirements of at least 8 m from the outer edge of the roadway, Official Journal of the Silesian Voivodeship - 25 Pos. 1177 b) at least 4 m from the boundary line of the KDZ road area, meeting the distance requirements of at least 8 m from the outer edge of the roadway, c) at least 4 m from the boundary line of the 4KDL road area, meeting the distance requirements of at least 8 m from the outer edge of the roadway, except for the road areas (municipal) 13KDL, 14KDL, 15KDL, 16KDL, 17KDL, 19KDL, for which a minimum of 2 m from the boundary line of the road area meeting the distance requirements of at least 6 m from the outer edge of the roadway is established, d) at least 2 m from the boundary line of the KDD road area, meeting the distance requirements of at least 6 m from the outer edge of the roadway, e) along the boundary line of the KDW road area; 11) roofs for new and extended buildings according to § 7 sec. 2, points 3, 4. 4. In connection with § 6 sec. 2 point 2, the following is established: 1) the minimum plot size for U areas - 1000 m²; 2) the minimum width of the plot front - 20 m. On the plot, there is a wooden house visible in the photos and a well. Utilities: water, electricity, sewage. Dimensions: 20 m x 58 m. Access road: asphalt. Neighborhood: very loose single-family development, undeveloped areas.
