I have the pleasure to offer you a house for sale on a hill, with a view extending to the horizon. The house is located in Gruszczyn, exactly 500 meters from the borders of Poznan. Built in 2023, but its finishing took two years and has just now been completed. DESIGN AND FINISHING MATERIALS: The ground floor has been designed in a timeless way inspired by the Art Deco era. The dominant colors on the ground floor are white, black, and chrome, warmed by furniture veneered with natural walnut wood and large olive-gold curtains. The toilet has been maintained in the same black and white color scheme and cohesive design with the rest of the rooms. The floor and walls are covered with tiles measuring 120x240cm complemented by walls in glossy black color. The first floor, which serves as a relaxation area, has been executed in a wellness spirit. Therefore, the white color gives way to ivory-colored walls. In the bathroom, marble tiles with copper-gold veins prevail. In the same color scheme, a custom-made stone handle for the sink cabinet made of cristallo quartzite has been created. The plumbing and shower cabin in brushed copper color fit perfectly into this color scheme. Despite so many beautiful elements, the eye-catcher in the bathroom is definitely the large-format Brazilian Quartzite Green tiles measuring 120 x 280 cm, designed in collaboration with Cerrad and La Mania Home. The ambassador of the project is the founder and creative director of the La Mania fashion house – Joanna Przetakiewicz. Finishing materials: Tiles: Great attention was paid throughout the investment to the high quality of the materials used. In the entire living area, only large-format tiles measuring 120cm, 240cm, and even 280cm were used. The stairs are covered with cut tiles from large-format slabs measuring 240cm x 120cm, maintaining the continuity of the pattern. Walls and ceilings painted: with Flügger brand paints. Doors: from the supreme collection by K. Miruc, designed by the most recognizable interior architect in Poland, Krzysztof Miruc (L'ab architects). On the ground floor, complemented by Aprile Larice handles with a geometric shape referring to the Art Deco era. Windows: energy-efficient with a triple-glazed package. A sliding HS window has been installed at the exit to the terrace. Furniture: the house is sold with complete furnishings. Most of the furniture and built-in units have been made according to individual projects finished with high-gloss lacquered walnut wood veneer, as well as in high-gloss black lacquer. Kitchen: - High kitchen cabinetry and hidden entrance doors to the pantry finished with natural walnut wood lacquered to a high gloss. Chrome handles in Art Deco style. The sink cabinet and island lacquered in high-gloss black with chrome inlays. Controlled via an app installed on the phone or from two control panels. Monitoring system: camera system allowing remote observation from the app of the entire area around the house. Remote control system for blinds: control of external blinds throughout the house from the app. Home locking system: one controller placed in the house, with which we simultaneously control 11 external blinds. System for controlling electric curtains in the living room and dining room: from the app we can control the degree of closure of each of the three curtains. Audio-video: 82-inch SmartTV, 50-inch SmartTV, two 27-inch SmartTV monitors. SYSTEMS INSTALLED IN THE GARDEN: Automatic irrigation system: system of 13 sprinklers and drip line with rain detection sensor. The system has a Ready WiFi function so it can be expanded to allow control from the phone via an app. Drainage system: drainage pipes have been laid complemented by a bottomless well, which quickly drains excess water from the roof, gutters, and garden. The entire garden area has had its soil replaced to a depth of 35cm. This involved replacing 50 tons of soil and aggregate. Garden lighting system: automatic.
