We offer for sale a complex of building plots, located just beyond the administrative border of Szczecinek, in Tarnina, Parsęcko district, Szczecinek municipality.

Plots ranging from 700 m2 to 2773 m2.

Prices of plots starting from 79,000 PLN.

The area is slightly hilly.

Access to the complex via a municipal asphalt road, within the complex via internal roads (private roads to be constructed, purchased share).

Soil classes: arable land RIVb, RV, RVI; permanent meadows ŁIV, ŁV.

Before building buildings, the plots are subject to the procedure of exclusion of land from agricultural production at the District Office.

In the local spatial development plan of the Szczecinek municipality, the plots are marked with symbols 44MN,U; 45MN,U; 46MN,U; 47MN,U and 49MN,U - areas for single-family residential development, areas for service development.

For the above-mentioned areas, the following is established (among others):

1. basic purpose of the areas - areas for single-family residential development covering more than 50% of the total area of buildings on the building plot;

2. complementary purpose - areas for service development covering less than 50% of the total area of buildings on the building plot; the construction of service buildings as free-standing objects or the realization of service premises embedded in residential-service buildings is allowed;

3. land development and shaping of buildings:

a. building height - up to 2 above-ground floors (including usable attic), not higher than 10.5m;

b. roof geometry - sloped, flat;

c. slope of sloped roofs - from 25 to 45 degrees;

d. building coverage - no more than 30% of the building plot area;

e. biologically active area - no less than 50% of the building plot area;

f. intensity of development index - 0.05 to 0.9.

It is established that sloped roofs are covered with ceramic, concrete tiles, or other roof-like materials in shades of red, brown, anthracite, and black, or noble flat metal (copper or zinc-titanium).

Regarding the water supply network - from the network; until the network is realized, individual sources are allowed.

Regarding the sanitary sewage network - from the network; until the network is realized, the use of non-drainage tanks is allowed. If the construction of the network is technically or economically unjustified, the discharge of sewage to home sewage treatment plants is allowed.

Regarding heat supply, it is established that buildings are heated from individual boilers or local boilers fueled with solid fuels, gas, heating oil, or biomass; the use of alternative energy sources, including in particular: heat pumps, solar collectors, fireplaces, and fireplace stoves, is allowed in accordance with separate regulations.


Plot no. 89 is encumbered with a free easement for passage and transit to plot no. 88.

Over plots no. 4, 20, 22, 23, 77, 78, and 113 runs an overhead power line.

Over plot no. 117 runs a gas network, telecommunications network, and overhead power line.


Purchase on interest-free installments without a bank:

- minimum own contribution - 10%;

- after paying 10%, you already become the owner;

- repayment in monthly installments or others;

- repayment period up to 5 years (60 months);

- without checking creditworthiness;

- security - only mortgage.
