RECTOR OF WROCLAW UNIVERSITY OF ENVIRONMENTAL AND LIFE SCIENCES

announces an auction for the sale of the Resort "WODNIK" located in Dabki,

in direct proximity to Lake Bukowo and 250 m from the sea.

AUCTION SUBJECT

• Property designation: land property with buildings, plot no. 92, Dabki district, Darłowo municipality, land and mortgage register maintained by the District Court in Koszalin.
• Property location: property located in the western part of the town of Dabki, surrounded by other holiday resorts.
• The facility is located in direct proximity to Lake Bukowo, and only 250 m from the sea – a path leading through the forest.
• Access to the property: entry to the area through the entrance gate from Dąbkowicka Street 6E – access to the public road is provided from the municipal road through plots no. 93 and 89.
• Property description: a plot of regular shape, with an area of 8611 m2 fenced, covered with trees. The property has parking, between the buildings there is a playground, a place for a bonfire with benches, a shelter, and a playground. On the plot, there are six buildings of the holiday resort – five hotel buildings and a kitchen building with a dining room.
• Technical and utility condition of the buildings: complex of buildings in poor technical condition, planned for demolition based on decision no. 22R/2024 dated January 31, 2024, and the amending decision dated March 11, 2024 (BS.6741.38.2023.V).
• Technical infrastructure: the plot is equipped with installations along with devices (water and sewage installation, electrical) necessary for the functioning of the area according to its intended use.
• Purpose: according to the current spatial development plan (resolution of the Darłowo Municipality Council no. XXXIII.308.2017 dated March 27, 2017, published in the official journal of the West Pomeranian Voivodeship, item 2217 on May 12, 2017): plot no. 92 is designated for tourist service development, marked in the local spatial development plan as UT 9; according to the text of the plan in §46.1: the area marked as UT 9 is intended for the realization and maintenance of tourist service buildings, including hotels, holiday resorts, guesthouses, and sanatoriums, treatment centers, conference centers, apartment buildings, etc.

To the net price VAT will be added at the rate of 23% based on art. 41 sec. 1 of the Act of March 11, 2004 on goods and services tax (Journal of Laws of 2022, item 931, as amended).

Net starting price: 25,000,000 PLN

The minimum bid for the property is 250,000.00 PLN.

The amount of the deposit for the property is: 1,250,000.00 PLN.

The auction will take place at the headquarters of the Wroclaw University of Environmental and Life Sciences – main building, Norwida Street 25, room no. 116 on the first floor on September 9, 2025, at 10:00 AM.
