Description of the property: The subject of sale is the right of perpetual usufruct of the land, consisting of three land plots No. 163/1, 163/2, and 164/5 with a total area of 1799 m2. The land is subject to the right of perpetual usufruct until 2090, with the owner of plots No. 163/1, 163/2 being the State Treasury, and plot No. 164/5 being the Municipal Commune of Lodz. According to the local spatial development plan, the area is designated for multi-family residential and service development (symbol 11.1.MW/U). The plots have access to a public road (ul. Wolczanska) and are equipped with water, sewage, electricity, gas, heating, and telecommunications networks. The property is built with an office building and a garage building: 1. Office-service: 3-story, non-basement, built in 1997, with a usable area of 2,031.47 m2. The building is equipped with water-sewage, electrical, heating, ventilation, air conditioning, fire protection, and lightning protection installations. The technical condition is assessed as average - visible defects in the facade, damage to tiles, corrosion of sheet metal finishes. 2. Garage: single-story from 1997, with a usable area of 236.74 m2.
