The area where the property is located is in Sobolewo, Grabowka municipality, Bialystok district, Podlaskie voivodeship at the junction of two streets: Szosa Baranowicka (national road no. 65) and ul. Niedźwiedzia (communal road).

The property consists of plots with geodetic numbers 365/7 and 365/17 in a shape similar to a rectangle with dimensions – width: approx. 54 m, depth: approx. 60 m. (where the width of the plot marked with geodetic number 365/7 is approx. 21 m).

The property has direct access to the public road (communal road) of Niedźwiedzia street and a full network of land development, i.e. energy, water, sewage, gas, and telecommunication. Niedźwiedzia street is a hardened road (asphalt).

The plot marked with geodetic number 365/7 also has an entrance from Szosa Baranowicka street.

In the immediate vicinity of the area, there are single-family detached houses.

Land use in the local plan (MPZP)

The property is located in an area for which there is a current local spatial development plan adopted based on the resolution of the City Council in Supraśl dated 24.04.2004 no. XVII/162/04 regarding the local spatial development plan for part of the Supraśl municipality in the geodetic area of the village of Grabowka and Sobolewo, by which:

{..} § 59.1. The area marked on the plan drawing with the symbol 16PU,MN is designated for production-service and residential development along with accompanying facilities and devices.

2. For the area referred to in paragraph 1, the following conditions for development and management are established:

1) the planned production-service development should be located from the side of Szosa Baranowicka, residential detached development in the depth of the plots at a distance of not less than 70 m from the edge of the roadway;

2) on existing smaller plots, where it is impossible to locate residential development outside the unexceedable line of this development, residential development is allowed only to the necessary extent as a supplement to the production-service function - the owner's apartment located from the southern side in the volume of the service building at a distance of at least 50 m from the edge of the roadway of Szosa Baranowicka;

3) maximum building height - three storeys, including any usable attic;

4) the strip of land between the boundary line of access roads (doublers) (013Dd), (015Dd) and (017Dd), and the line of the planned service development should be designated for access, driveways, and parking spaces as well as greenery;

5) fronts and entrances for customers in service buildings should be located from the side of Szosa Baranowicka, deliveries in side walls excluding deliveries from the southern side;

6) additionally, from the southern side, it is foreseen the possibility of separating separate plots designated only for residential development;

7) even in the case of resigning from separating a separate plot designated only for residential development, production-service development along with its accompanying devices, e.g. utility yard, should not exceed the boundaries of neighboring (residential) plots separated from the southern side.{...}

The undeveloped plot marked with geodetic number 365/7 with an area of 0.1291 ha has the class of land RIV a and RV – arable land, while the developed plot marked with geodetic number 365/17 with an area of 0.1985 ha has the class of land B - residential areas.

Location characteristics

The property is situated on national road no. 65 on the section Szosa Baranowicka, leading from Bialystok to the border crossing with Belarus in Bobrowniki.

Along this route, numerous production-service companies have their headquarters.

Description of buildings

1/ Residential building was built in 1994 in traditional brick technology with reinforced concrete ceilings. The structure is based on external and internal walls made of brick. The multi-pitched roof is covered with sheet metal.
