LOCATION:
The plot is located in the village of Rajkowy, approximately 2.5 km northwest of Pelplin, 13 km southeast of Starogard Gdanski, and 15 km southwest of Tczew. Rajkowy is well connected to other towns in the region, facilitating access to services and tourist attractions.


PROPERTY:
For sale is a plot of 92,700 m2 covered by the local zoning plan (Resolution No. XXXIV/241/17 dated February 24, 2017) regarding the preparation of a local spatial development plan for the area covering a fragment of the cadastral district of Rajkowy, Hilarowa region, the City Council in Pelplin resolves as follows:
1. The purpose of the land and the principles and indicators of land development and shaping
1. The following land use and development methods are established:
1) land use - production buildings, warehouses, and storage;
2) development methods:
a) location of production, warehouse, and service buildings, shelters, outdoor storage areas,
b) location of industrial plants,
c) location of auxiliary service buildings, particularly in the fields of administration, rescue, and social services,
d) location of service buildings related to infrastructure for production enterprises, particularly logistics and distribution centers, exhibition institutions and information exchange, conference centers,
e) location of fuel stations,
f) location of accompanying buildings - economic and garages,
g) location of accompanying greenery, including isolation and landscape greenery strips,
h) location of access roads and maneuvering areas as well as parking spaces for own needs,
i) location of technical infrastructure facilities.
2. Principles and indicators of land development:
1) the building lines applicable to buildings are established according to the plan drawing at distances:
a) 20m from the provincial public road No. 230,
b) 15m from the boundary of the land with ul. Jodlowa,
c) 30m from the northern boundary of the land,
d) 15m from the eastern boundary of the land, from neighboring forest and agricultural areas;
2) maximum building area 70%; the building area also includes shelter areas;
3) biologically active area - minimum 20%;
4) building intensity: minimum 0.0 maximum 2.0;
5) the principle of land development is established, consisting of stepping the height of buildings from the north side, i.e.:
a) buildings in the limited height location zone (the zone is indicated on the plan drawing) with a maximum height of no more than 2/3 of the basic height of buildings located in the remaining part of the land, outside this zone;
b) it is recommended to diversify the intensity of land development - extensive land development from the north side, i.e. the location of access roads and maneuvering areas in the northern part of the land, while intensive development in the form of buildings in the central and southern parts of the land;
6) principles of division into building plots:
a) area of newly created plots: no less than 3000 m2;
b) maximum number of divided plots for the primary function of the land - 10;
c) minimum width of internal roads (access to plots) - 15m; in the case of a non-through road, a turnaround area of at least 20x20m is required;
d) the above principles do not apply to divisions for technical infrastructure and enlarging neighboring properties.
3. Principles of building shaping:
1) maximum height of buildings:
a) for production, warehouse, and storage functions - 15.0m, with the possibility of increasing the height of part of the building for technological needs up to 25m on an area not exceeding 20% of the building,
b) in the zone of reduced building height indicated on the plan drawing, the maximum height is - 10m
c) for auxiliary service buildings, administration, social services - 9m,
d) for accompanying buildings - 5m;
2) roof geometry: flat roof or gable or single-pitched roof with a slope angle of the main roof surfaces of at least 20°;
3) prohibition of using bright colors on facades and roofs.
4. Special conditions for land development and restrictions on their use, including prohibition of development:
1) prohibition of locating residential functions;
2) prohibition of locating protected service functions, i.e. services in the fields of: education and upbringing, health and social care, recreation and leisure;
3) in the area there is a conservation protection zone of an archaeological site included in the provincial register of monuments (the boundaries of the zone are indicated on the plan drawing) within which the provisions specified in §7 sec. 3 of this resolution apply;

4) in land development, it is necessary to include isolation greenery - landscape from the northern side, in the place indicated on the plan drawing, the width of the greenery strip of at least 15 m, the species of trees and shrubs used in the planting of the strip should be selected from native species.
