For the area marked on the plan with the symbol 15MN, the following purposes are established: 1) single-family residential development; 2) services I; 3) parking facilities; 4) technical infrastructure facilities. For the area marked on the plan with the symbol 16MN, the following purposes are established: 1) single-family residential development; 2) services I; 3) services II; 4) parking facilities; 5) technical infrastructure facilities. The following regulations apply to the shaping of development and land management: 1) single-family residential buildings are allowed only as detached or in semi-detached development; 2) services I and services II are allowed only as commercial premises in single-family residential buildings; 3) in commercial premises in single-family residential buildings, only services I and services II are allowed; 4) for the purposes of the area: single-family residential development, childcare facilities, and education, technical solutions in buildings that ensure proper acoustic conditions must be applied; 5) the distance between single-family residential buildings cannot be less than 6 m; 6) the vertical dimension of the building or structure covered with a roof, measured from the ground level at the building or structure to the highest point of the roof covering, cannot exceed 12 m; 7) only buildings covered with gable roofs are allowed; 8) roof slopes are allowed only with a slope angle of not less than 35° and not more than 45°; 9) tree protection is required to preserve those indicated on the plan; 10) the area of the building plot allocated to each single-family residential building: a) detached cannot be less than 500 m2, b) in semi-detached development cannot be less than 300 m2; 11) the share of the building area in the area of the building plot cannot exceed 30%; 12) the value of the building intensity index can be equal to or greater than 0, but cannot exceed 0.9; 13) the area of biologically active land must constitute at least 45% of the area of the building plot; 14) in each green zone designated on the plan, the ground surface arranged in a way that ensures the natural vegetation of plants and retention of rainwater or surface water must constitute at least 70% of the area of each of these zones.
