[Apartment available within 2 weeks of signing contract]

I present to you an apartment with only advantages! Well, there are disadvantages, and as an honest owner, I will present them to you at the end.

The apartment consists of:

Two well-arranged rooms: laminate flooring, walls smoothed.
A kitchen with a living room: equipped with kitchen cabinetry, induction hob + oven, dishwasher, refrigerator.
Bathroom: tiled, shower, sink, cabinet, mirror, toilet, washing machine.
Hallway: large built-in wardrobe

Gas heating, optional floor heating in the bathroom and hallway - (low heating costs)
The apartment includes a parking space in the underground garage.

First, the advantages:

- new apartment: built in 2020
- excellent and prestigious location: Skrzypka Apartments, situated close to many larger stores, yet in a quiet location
- low administrative fee: for two people it amounts to 520 PLN
- control over your own consumption: besides water and sewage fees, electricity and gas bills are settled by you
- control over heating levels: the main heating is gas, but we also have floor heating, which provides sufficient heating based on demand
- parking space included in the rental price
- building with an elevator: this will be most appreciated by parents with small children in winter, who will quickly (and warmly) transport from the garage to the apartment
- proximity to public transport - an advantage for those without a car: the building is located 100m from a bus stop served by buses from lines 10 and 40
- proximity to many 'strategic' places: 1.7km from the NFZ clinic, 2.3km from the Market Square, and about 2.5km from the Castle Hill and the border crossing with the Czech Republic

If you are still hesitating whether this offer is the best you will find in Cieszyn, I have one more, probably my favorite advantage of this apartment: a large, private garden.
Do you have children? Perfect - you can organize a private sandbox or a small playground (or both!) that will provide them with enjoyment without leaving the apartment. Sorry! However, with an exit – to the garden ;)
Don’t have children? A garden in the city will also be just right for you. I know what I'm talking about! I live in a city, and in an apartment that lacks even a blade of greenery. Winter might be bearable (although, building a snowman in your own garden is a lot of fun – even for older ones ;)). But summer without the possibility of facing the sun for even 5 minutes… A nightmare.

In summary, the apartment is super!
Ideal for:
People looking for a nice transitional place (are building something already and waiting to move ‘to their own’)
Families with small children or couples
Corporate clients whose companies fund the apartment
All those looking for a new, well-kept, modern, and quiet apartment… with a garden!

Now a few downsides that I mentioned earlier…
- The rental agreement is annual and includes a 6-week notice period.
- An occasional rental agreement involves the necessity of being drawn up by a notary.
- The deposit I collect from the tenant is 3500 PLN. Of course, if there are no damages and all conditions of the agreement are met, the full amount will be returned to the tenant's account upon moving out.

Costs associated with renting the apartment:

2100 PLN - monthly rent for the owner + administrative fee for 2 people - 520 PLN + electricity and gas according to usage.
3500 PLN - one-time refundable security deposit for the owner.
