Building line: a new building line has been established for the investment designated as a non-crossing line - As in the graphic part of the decision: c. the indicator of the size of the building area for the investment in relation to the area of plot No. 812/1: this indicator has been set at up to 9.7%; the indicator of the biologically active area has been set at no less than 50% of the area of plot No. 812/1; d. width of the front elevation: a minimum width of 11.0m and a maximum of 13.2m have been established for each of the 10 single-family residential buildings in semi-detached development; e. height of the upper edge of the front elevation, its cornice, attic: a minimum height of 3.0m and a maximum of 6.5m have been established for each of the 10 single-family residential buildings in semi-detached development; f. roof geometry: a maximum height of the main ridge of the roof of up to 8.0m has been established for each of the 10 single-family residential buildings in semi-detached development, and a steep gable or multi-gable roof with a slope of 30-45° has been established with the possibility of illuminating the roof with roof windows or dormers; in addition, two permissible directions of the main ridge of the roof in relation to the front of the plot have been established for each of the 10 single-family residential buildings in semi-detached development - the first direction of the main ridge of the roof at an angle of 47-55 in relation to the front of the plot and the second direction of the main ridge of the roof perpendicular to the first established direction of the main ridge of the roof. 4. Conditions for the protection of human health, the environment, nature, and landscape: a. conditions for spatial development, as referred to in the provisions of the Act of October 3, 2008, on the provision of information about the environment and its protection, the participation of society in environmental protection, and environmental impact assessments (i.e. Journal of Laws 2021, item 2373, as amended): this intention is not classified as an investment for which a report may be required, nor is it required to obtain a decision on the environmental conditions for the implementation of this investment. b. conditions for spatial development resulting from the applicable provisions of protection plans established for national parks, nature reserves, and landscape parks, as well as for other forms of nature protection referred to in the provisions on nature protection: the area of the planned investment does not include the protection zone of national parks, reserves, or natural monuments. If it is necessary to cut down trees or shrubs, the appropriate decision must be obtained from the City Office in Bochnia. 5. Conditions for the protection of cultural heritage and monuments as well as contemporary cultural goods: The area of the plot for the planned investment is located outside the area entered in the register of monuments, as a protected urban layout, and is not located in the vicinity of requiring protection of contemporary cultural goods.
