In the current spatial development plan for the plot number 443/1, the following rules are defined: Land development and building shaping: building height - up to 2 above-ground floors (including usable attic); roof geometry double or multi-pitched; roof slope: 30 - 50 degrees; maximum building area 20% of the plot area; biologically active area minimum 60% of the plot area. Technical infrastructure arrangements: electricity supply: - from the power grid; regarding water supply: - until the network is implemented, water supply from own sources is allowed; regarding sanitary sewage: - until the implementation of the sanitary sewage system, the discharge of sewage to non-flowing tanks is allowed, - the use of individual systems such as home sewage treatment plants or sewage pumping is allowed; rainwater drainage - surface distribution and/or collected within the plot area. Arrangements regarding the principles of protection and shaping of spatial order: 1) building parameters and land development indicators are defined in detailed arrangements; 2) in detailed arrangements in Chapter 3, the height of existing and expanded buildings is expressed in floors; 3) unless detailed arrangements state otherwise, for the designed buildings, the maximum building heights are: for single-storey buildings - up to 6.0 m, for two-storey buildings - up to 12.0 m, for three-storey buildings - up to 15.0 m; 4) the height of new garage and utility buildings is set at 1 floor (and possibly unused attic), with the ridge height or other highest roof covering not exceeding 5 m from the ground level; 5) new buildings and expanded parts of buildings should be located according to the applicable and non-exceedable building lines defined in the plan drawing; 6) the location of utility and garage buildings is set back from the applicable or non-exceedable building line, i.e., at a distance not less than the total length of the side wall of the building located at the front of the plot; 7) in all residential, mixed-use areas, the roof covering is to be made of ceramic, concrete, or other roof-like materials in colors: shades of red, shades of brown, anthracite, black; 8) in the planning area, the location of metal garages and utility buildings is prohibited; 9) the realization of fence spans and parkano fences from prefabricated concrete elements is prohibited; 10) the location of signs and free-standing advertising devices in the road lanes of public roads is prohibited; 11) the installation of advertising boards, information boards, and the installation of free-standing advertising devices with an area not exceeding 5 m2 is allowed; 12) the use of bright colors for facades and contrasting color combinations within one building is prohibited. Access to the plot is via a concrete slab road and partially a dirt road. Sale of plots along with participation in internal roads numbered 445 and 201/183 and with participation in plot number 201/259 (beach) with an area of 0.3100 ha. We invite you for a presentation.
