the development, land use, and spatial order:
1) applicable or non-exceedable building lines, according to the plan drawing;
2) type of development - detached;
3) the realization of utility buildings and garages, with a total building area of up to 40 m² as accompanying the primary purpose development is permitted;
4) building intensity:
a) minimum - 0.1,
b) maximum - 0.5;
5) building area - maximum 25% of the plot area;
6) biologically active area - minimum 25% of the building plot area;
7) maximum building height:
a) for service buildings - 10 m,
b) for other construction objects - 6 m;
8) roof geometry:
a) symmetrical roofs, gable or multi-gable, with a slope angle of the main planes from 30º to 45º,

b) roofs of other construction objects - symmetrical, gable or multi-gable, with a slope angle of the main planes from 25º or flat roofs,

d) covering of gable or multi-gable roofs: ceramic, cement tiles, or roof-like material, slate, flat sheet metal "on the edge", in red or gray color;
9) building facades in pastel, light shades, permissible facades made of ceramic brick
