Rules for shaping development and land development indicators: 1) single-family residential development in a detached form is established; 2) the location of one residential building on the building plot is established; 3) utility buildings and garages are allowed as detached, built-in, or added; 4) the implementation of services is allowed, in accordance with separate regulations; 5) the following development and land development indicators for the building plot are established: a) minimum above-ground intensity of development: 0.01, b) maximum above-ground intensity of development: 0.4, c) minimum share of biologically active area: 80% for areas 1MNW and 2MNW, 70% for areas 3MNW, 4MNW and 5MNW, d) maximum share of built-up area: 0.15 for areas 1MNW and 2MNW, 0.25 for areas 3MNW, 4MNW and 5MNW; 6) the maximum height of development is established: 10 m, including: a) for residential buildings: 10 m with a sloping roof, 8 m with a flat roof, b) for other buildings: 6 m; 7) the angle of inclination of roof surfaces: flat roofs or sloping roofs are established; 8) minimum area of newly designated building plots: a) 3000 m2 for areas 1MNW and 2MNW, b) 1500 m2 for areas 3MNW, 4MNW and 5MNW, c) 1 m2 for technical infrastructure or road infrastructure facilities, d) if part of the plot subject to division has been designated in the plan for a public road, the minimum areas of newly designated building plots mentioned in points a and b may be reduced by the area constituting the quotient of the area of the plot designated for the public road and the number of newly designated building plots.
