For sale we present our 3 room apartment (61.5m2) finished in a modern yet universal style. The wooden floor is in very good condition – freshly sanded and varnished – in 2020 (after 30 years it looks much better than many boards/panels currently available on the market). The thickness of the floor allows for at least one more sanding.

The apartment underwent major renovation in 2018. (both bedrooms) and 2020. (remaining part of the apartment). Renovations were done "to one's liking" using the best available materials. We spent over 2500zł on each renovated m² - at previous prices and labor costs.

Electricity fee – about 380 zł every two months (considering electricity usage in summer through air conditioning and in winter through underfloor heating).

Estate / Neighborhood / Amenities

In summer 2022, the Estate Administration replaced the water risers – thanks to this, you can forget about breaking into the walls for the next 30 years.

The building is made in frame technology H + blocks, additionally insulated with polystyrene (20 cm) in 2005.

The technical condition of the building, stairwell, and cellar is very good.

The biggest asset of the estate is the dynamic Administration (belonging to Spółdzielni Energetyka – one of the largest cooperatives in Poland), which really cares for our estate, including among others:

- a complete set of sports fields: for basketball, tennis, a pitch with artificial turf and lighting, beach volleyball

- ping-pong tables

- outdoor gym

- area for seniors

- really large playground for children of various ages (we have plenty of shade so we can take the kids outside all day)

Opposite the estate, across Idzikowskiego street, is a park (old Wisla river basin) – commonly known as "fosą". You can go for a walk, with a stroller, jog, bike ride with the kids – currently revitalized under the civic budget.

You can reach the center within 20/25 minutes from nearby bus stops.

New tram line to the Center/Wilanow – you can get to the Center with a 20-minute ticket.

You can get to "Mordor" by bus 402 in 20-30min (new bus lane on Sikorskiego street).

Really nice location in Dolny Mokotow. In the immediate vicinity, we have all necessary service points: on the estate 2 local grocery stores, within 10 minutes’ walk – Biedronka, Lidl, Rosmann, 3 gyms, shopping center Sadyba Best Mall, kindergarten, primary schools, international schools: The British School Warsaw and Lycee Francais de Varsovie. Bus stop 5 minutes walk.

Legal status: cooperative ownership right to the premises.

The property does not have an established Land and Mortgage Register.

Unregulated land – the matter is in progress with the City Hall and the legislator.
