The price in the offer pertains only to the apartment itself. An additional 25,000 PLN for an above-ground parking space in a guarded parking lot must be added to the price. There is no option to purchase the apartment without parking.
The apartment is located in a nice 6-year-old block on the edge of Old Prague and Szmulowizna. A gated estate with 24-hour security.
The apartment consists of a long hallway with a large wardrobe, a bedroom with a wardrobe, a living room with a kitchenette, and a landscaped garden covering an area of 21 m². It is a corner apartment, located in an intimate two-apartment building. This guarantees no unwanted guests in the building, which are unfortunately common in Prague. The small number of neighbors also ensures less noise.
I want to believe that the finishing standard is medium with a big plus. The apartment requires refreshing and repair of several defects left by the renovation team. I am posting this advertisement before the work because maybe someone would like to change its appearance.
The finishing standard includes:
- Gree air conditioning in both rooms.
- Smooth walls.
- A frame from the suspended ceiling in both rooms. A suspended ceiling island in the bathroom. A lowered ceiling in the kitchen. The lowered ceiling allows for recessed lighting.
- Both rooms additionally have LED strips and central lighting.
- Most of the lighting is on dimmers and is controlled via smartphone. However, the smart home system does not require any central unit for basic functions.
- The floors are covered with panels and glazed stoneware, and in the bathroom, there is matte stoneware with texture.
- The bathroom walls are finished with matte stoneware with rock texture.
- Windows have curtains and drapes. In the living room, there is a pleated blind.
- Kitchen furniture, two large wardrobes, and custom bathroom cabinets made to measure. The fronts are lacquered to a gloss finish.
- Fridge, dishwasher, induction hob, oven, microwave.
- Old 65-inch LED TV.
- Most of the furniture visible in the photos, except for the desk.
- Currently, there is no bed in the bedroom. A soft foam mattress from Ikea 160 cm.
- Decorative radiator.
- A garden with a large umbrella and a lounge set. The garden is intimate.
- No storage room.
The building has 24/7 security. The fencing is monitored by motion detection cameras.
The administrative rent is about 700 PLN, depending on water and heating consumption. Rent for the parking space is 20 PLN.
Warsaw East Railway Station is 400 m away. Great tram connections with left-bank Warsaw. Metro Stadion is 600 m away. Plans for the third metro line in 2027 are just 300 m away on foot.
