MAYOR OF MIEROSZOW announces the second unlimited oral auction for the sale of undeveloped land property. Plot No. 15/11 located in the Sokolowsko district. The land property with an area of 0.3192 ha is located at Unislawska Street in Sokolowsko. Plot No. 15/11 is partially designated in the local spatial development plan for multi-family residential development and is used as an economic area by residents of neighboring buildings, who have erected temporary buildings of an economic and garage nature in this area. The area of the plot designated in the local spatial development plan as meadows must preserve the existing tree stand, and there is a ban on development. It is an undeveloped land left without human intervention for several decades, overgrown with expansive species of trees and shrubs (self-seeding). The buildings of an economic and garage nature are in a state of ruin or demolition. Throughout the area of the plot, in various places, there are single remarkable trees (2 larches, 1 oak, 3 ashes, 5 spruces, 1 chestnut, and several maples and sycamores). The plot is currently undeveloped, situated next to areas equipped with an energy and water-sewage network. The entire land plot has an irregular, elongated shape and an uneven proportion of side lengths. The area is flattened with a slight slope towards the south, uneven with ledges and small embankments. The part of the plot designated for multi-family residential development has a compact shape similar to a rectangle and preserved proportions of side lengths, while the part of the plot designated for meadows (without the possibility of development) has a very sharp triangular shape with a narrow base. According to the local spatial development plan of the Sokolowsko municipality, plot 15/11 is located in land units marked on the plan drawing with symbols 38 MW/U (multi-family residential development), 37 RZ (meadows), and W - the existing tree stand must be preserved, and a ban on development is established within the boundaries of area 37 RZ. The plot is located in zone "B" of conservation protection, in zone "K" of cultural landscape protection, and in the area of the Sudetes Wałbrzyskie Landscape Park. The property is located directly at Unislawska Street, between the street and a fairly wide bed of a mountain stream. Access and access to the property directly from Unislawska Street. Under Article 37 a of the Act of September 28, 1991, on forests, due to the fact that part of plot No. 15/11 is marked in the land and building register as forest, the State Treasury represented by the State Forests has the right of pre-emption of the property. The conclusion of the contract occurs on the condition of non-exercise of the right of pre-emption by the State Treasury represented by the State Forests. The first auction was held on July 15, 2025. Auction information: Starting price 243,000 PLN. The auctioned price will be increased by the applicable VAT tax of 23%. A deposit of 25,000 PLN. The bid must be at least 1% of the starting price, rounded up to the nearest ten zlotys. The auction will take place on August 27, 2025, at 9:00 AM in the building of the City Hall in Mieroszow - room No. 16, first floor, entrance on the right side of the building. Conditions for participation in the auction include: 1. Submission to the auction committee by the auction participant, before the opening of the auction: - proof of deposit payment; - identity document; - appropriate power of attorney granted by the person they represent; - spouse's consent to participate in the auction, in the case of one spouse participating in the auction; individuals conducting business activity must provide their NIP number, and entities other than individuals must additionally provide an extract from the relevant register issued within the last three months and appropriate powers of attorney from the persons representing the entity. Additional information: Interested buyers are invited to familiarize themselves with the condition of the property by conducting inspections, as well as to familiarize themselves with the determinations and restrictions resulting from the local spatial development plan. It is assumed that those participating in the auction accept the current condition of the property without reservations. The costs associated with the acquisition of the property (notarial and court fees for the transfer of ownership) are borne by the Buyer. If the person designated as the buyer of the property does not appear without justification to conclude the contract at the place and time specified in the notification, the auction organizer may withdraw from concluding the contract, and the deposited deposit is non-refundable. The deposit paid by the auction participant who wins the auction is credited towards the purchase price of the property. The deposits of other auction participants will be returned immediately, but no later than three days before the cancellation, closure, invalidation, or negative result of the auction.
