Description


I inform about the possibility of participating in the first auction:

Location: Goscieradz, ul. Kameralna 3.

The property consists of land plots with registration numbers 166/1 and 168/19 with a total area of 7.3676 ha in the registration district of Goscieradz. The plots have a shape similar to a trapezoid. The property is not fenced. The profile of the land surface is varied. From the western boundary of the property to the built-up area, the land shows a slope, and the level difference reaches up to 6m. This part is partially overgrown with bushes and weeds. There is an entrance to the property from this side, which is done on reinforced concrete slabs. In the vicinity of the built-up part of the property, the land surface is relatively flat. There are: a grassy sandy yard, a part of the land serving as a paddock for horses with partially steel barriers, and several lanterns. In the central part of the property, there is a slope with a significant drop, the level difference reaches up to 20m. This part is overgrown with bushes and weeds. The eastern part of the plot shows a slight slope towards the Brda River and is covered with grass. Shrubs occur along the boundaries of the property. The property is built with a single-family residential building, a stable building, a covered riding arena, and an earth shelter. There are also two metal garages on it, which are not permanently attached to the ground. The covered riding arena was built in 2007. It is a single-story building with a shape similar to a circle with a diameter of about 20 m, made of wooden construction, built using an economic system. The condition of the facility is unsatisfactory. The earth shelter was built in 2007. It is a single-story building with a usable area of about 15m². It was built using an economic system. It is partially covered with earth. The facility is not completed. The residential building was built in 2009 using traditional technology (the decision - occupancy permit was issued on 12.01.2009 by the District Inspector of Building Supervision in Bydgoszcz). It is a single-family residential house, single-story with a usable attic, not basement, with a designated agritourism part. The facility has not been completely finished (only the designated agritourism part with a usable area of 50.10m² is completed and used, on the ground floor with an independent entrance from the northern side of the building). The building was built as residential and its use is planned as residential. The building area is 219m². The usable area is 319.60m². List of rooms: ground floor: in the unfinished part - vestibule, hallway, living room with dining room, office, kitchen, pantry, bathroom, wardrobe, boiler room, in the finished part - vestibule, hallway, bathroom, room, room with kitchen; attic: hallway, 4 rooms, bathroom, wardrobe. Access to the public road:

The property does not have direct access to the public road. The distance from the nearest public road - dirt ul. Strumykowa is about 1200m. Access to it is via an internal road owned by the municipality of Koronowo marked on maps as Kameralna and customarily through plot no. 217/31 owned by the State Treasury managed by the State Forests Ruzanna Forest District.

The property is not listed in the register of monuments and is not listed in the municipal register of monuments.

Purpose in the local spatial development plan:

The property is located in an area where there is no local spatial development plan, as well as the general plan of the municipality.

On 24.10.2005, the Mayor of Koronowo issued a decision sign IPR-PR-7331-2/128/05 on the conditions of development for the investment consisting of the construction of a farmstead along with the infrastructure of an agritourism farm on plot no. 166/1 in Goscieradz, registration district Goscieradz, municipality of Koronowo.

It included the following arrangements:

a) function - farmstead with agritourism function,

b) location of the building outside the 100m zone from the bank of the Brda River,

c) type of investment: construction of a farmstead along with the infrastructure of an agritourism farm, which consisted of:

-single-family residential building,

-two stable buildings connected with utility-garage buildings,

-barn,

-shed for machines,

-covered riding arena,

-construction of a manure slab and a tank for slurry.

The property is located in an area of protected landscape created by resolution no. IX/182/19 of the Kujawsko-Pomorskie Voivodeship Assembly of 02.09.2019 regarding the Protected Landscape Area of the Koronowo Reservoir, published in the Official Journal of the Kujawsko-Pomorskie Voivodeship on 06.09.2019, item 4757

The total valuation of the property is 3,081,000.00 PLN gross, while the starting price is equal to 3/4 of the valuation sum and amounts to 2,310,750.00 PLN gross (VAT tax 23%)

Based on art. 9864 § 2 kpc, the condition for participation in the auction is to create an individual account in the teleinformatics system. According to art. 9865 §1 kpc, the bidder participating in the auction should submit a deposit in the amount of one-tenth of the valuation sum, which is

308,100.00 PLN, no later than 2 working days before the auction starts.

The first auction will be conducted by The Court Bailiff at the District Court in Bydgoszcz by Mr. Robert Popiel on the portal /. The auction will start on September 4, 2025, at 12:00 and will end on September 11, 2025, at 12:00.
