Urban conditions: 1) the following conditions for development and land use and principles for shaping spatial order are established: 1. a) the maintenance, renovation, and reconstruction of existing single-family residential and service buildings are permitted, 2. b) it is established that on one building plot, only one detached single-family residential building + one service building or only one detached service building or only one segment in single-family residential semi-detached development can be located, 3. c) the maximum height of service buildings is set at 12 m (3 floors), single-family residential buildings of both types at 12 m (2 floors with usable attic), 4. d) the minimum height of service buildings is set at 7.5 m, single-family residential buildings of both types at 7.5 m, 5. e) it is established to maintain a minimum of 25% biologically active area for each investment plot, 6. f) it is established to maintain the minimum size of plots for areas fully equipped with municipal networks: 1000 m2 for one service facility, in the case of single-family residential development in the form of detached and service development - 600 m2, in the case of single-family residential development in the form of detached - 400 m2, for half of a single-family residential building in semi-detached development - 300 m2, 7. g) the location of commercial facilities (retail trade) with a sales area of up to 2000 m2 is permitted, 8. h) flat or sloped roofs with a slope angle of 20° to 40° are established, 9. i) the minimum width of the plot front for service development is established at 16 m, for single-family residential development at 16 m, for semi-detached single-family residential development at 11 m, for single-family residential development in the form of detached and service development situated together at 18 m, j) the unbreakable building lines for newly realized development are established: 5m from the boundary lines of the Northern Bridge Route (boundary of the plan), 10 m from the forest boundary, marked on the plan drawing with the symbol Ls, 5 m from the boundary lines of local and access streets and internal access roads not included in the plan drawing and 4 m from pedestrian paths and short access roads, 2) special conditions for land development and usage restrictions are established: 1. a) the realization of technical infrastructure facilities, internal roads, and selective waste collection points necessary for the functioning of the area is permitted, 2. b) it is required to locate service buildings along Marywilska Street and the Northern Bridge Route, representative in form and architectural finish, 3. c) in the impact zones of the Northern Bridge Route and Marywilska Street and the railway line (immediate and intermediate impact zones, marked on the plan drawing), the provisions of § 7 points 4, 5, and 6 apply, 4. d) it is required to ensure conditions necessary for the use of service facilities by disabled persons, 5. e) it is required to maintain existing valuable greenery, including that indicated on the plan drawing, 6. f) it is required to introduce accompanying greenery in the street zone in the form of arranged greenery (lawns, flower beds, shrubs, and ornamental trees) and isolation, 7. g) in areas located within 19 m from the axis of the existing 110 kV high voltage line poles, the provisions of § 7 points 1 and 2 and the agreement of all planned cubic investments with the network manager apply, 8. h) it is required to limit the range of any nuisances from services to the building plot on which these facilities are located. 4. Principles for servicing the area with technical infrastructure: 1. 1) heat from the municipal network or from its own source, provided that environmentally clean energy sources are used, 2. 2) until the area is covered by the municipal sewage network, only the realization of new development based on individual engineering solutions (tight, non-draining waste tanks) is permitted in accordance with special regulations with a minimum investment plot area for one service facility - 2000 m2 (the plot size is given with a tolerance of 10% down), for one detached single-family residential building - 800 m2, and for one segment in single-family residential semi-detached development - 600 m2 (the plot sizes are given with a tolerance of 10% down).
