b) maximum building area - 40%,
c) minimum percentage of biologically active area in relation to the building plot area - 25%;
4) the principles of shaping development are established:
a) maximum height:
d for single-family residential buildings, mixed-use residential buildings, and service buildings - no more than 10.0 m,
d for garage and utility buildings and shelters - no more than 6.0 m,
b) maximum number of floors:
d for single-family residential buildings, mixed-use residential buildings, and service buildings - two above-ground floors,
d for garage and utility buildings - one above-ground floor,
c) basements of buildings are allowed, provided that the ground floor level is situated no more than 1.0 m above the ground level,
d) roof geometry:
d for single-family residential buildings, mixed-use residential buildings, and service buildings - steep roofs with two or multi-pitched slopes with an inclination of 25° - 45°,
d for garage and utility buildings and shelters - flat or steep single or double-pitched roofs with an inclination of 20° - 45°,
e) roofing of steep roofs - tiles, materials imitating tiles in colors from brick to brown, graphite or black,
f) in the case of reconstruction and expansion of existing buildings, the existing form and roof covering may be preserved;
5) parameters of plots obtained as a result of consolidation and division of properties are established:
a) minimum area - 1,000 m²,
b) minimum front width - 18.0 m,
c) angle of boundary placement in relation to the road - from 75° to 105°;
6) the minimum area of newly designated building plots is established - 1,000 m², except for plots designated for the implementation of networks and technical infrastructure devices, paths and access roads, increasing neighboring properties, and boundary regulation between properties.
