1. Purpose:

primary:

single-family residential development and service development along with necessary communication service, related networks and technical infrastructure facilities, and greenery, except for fuel stations and production, warehouses, and storage not related to the service function; within individual plots, it is possible to freely combine the mentioned purposes;

permissible:

production activity related solely to the conducted service function, maintenance of existing farm buildings and related activities, accompanying facilities such as garages, utility buildings, canopies.

2. Parameters and indicators for shaping development and land management:

Geometry and size of the plot - moderate, where possible rectangular, the angle of inclination of the side boundaries in relation to the direction of the servicing road not less than 60 degrees,

a) minimum size of the plot assigned to the planned investment intention:

- single-family detached development - 700 m2 with a front width of at least 18 m,

- residential-service development - 800 m2 with a front width of at least 18 m,

- services occurring independently - 1000 m2 with a front width of at least 20 m,

b) for other permissible forms of development, the size of the plot must ensure the possibility of maintaining the below-described urban indicators and parameters;

Location rules for buildings - residential, service, utility buildings, and garages should be situated in relation to neighboring development, perpendicular or parallel to the direction of the servicing street, at distances from the plot boundaries and the edge of the roadway specified in separate regulations, with the reservation of the provisions of § 7 sec. 2 point 2, provided that where no untransgressable building lines are specified, not closer than 3m from the line delineating public roads;

Permissible building area - no more than 50% of the area of the plot assigned to a given investment intention;

Required biologically active area - no less than 30% of the area of the plot assigned to a given investment intention;

Permissible height of development, including usable attic:

a) residential and service buildings - three above-ground floors,

b) utility buildings and detached garages - two above-ground floors,

c) hall-type facilities for service and production functions - no more than 9 m,

d) each time permissible introduction of height accents covering no more than one-fourth of the horizontal projection of the object;

Rules for shaping buildings:

- permissible detached development,

- permissible flat roofs, shell roofs, as well as two and multi-slope, gable and hip roofs, angles of inclination of the slopes symmetrical to the ridge, with slopes from 20 degrees to 45 degrees.
