For symbol 02MN1, the following is established:
1. Purpose of the areas:
1) primary - single-family residential development;
2) supplementary - non-intrusive services.
2. Principles of protection and shaping of spatial order:
1) in areas marked with symbols from 06MN1 to 11MN1, services are allowed only as embedded in buildings of the primary purpose;
2) in areas not mentioned in point 1, free-standing service buildings are allowed, provided that the maximum building area of these buildings does not exceed 120 m2
3) the maximum share of service usable area in relation to the usable area of buildings within the building plot - 30%;
4) only in areas marked with symbols from 01MN1 to 11MN1 is the location of terraced and group buildings allowed;
5) the minimum area of the designated building plot:
a) for free-standing development - 700 m2
b) for terraced and group development - 300 m2
6) in areas with a high groundwater level, according to the designation on the plan drawing,
mentioned in point 7, the following is established:
a) prohibition of basements or the use of technical solutions eliminating the risk of flooding
of underground floors,
b) requirement to place the ground floor of residential and service buildings no less than 0.5 m above the level of
the directly adjacent terrain;
7) the determination mentioned in point 6 applies to:
a) all areas marked with the symbol: 01MN1, 07MN1, from 12MN1 to 16MN1, 19MN1,
b) part of the areas marked with the symbol: 02MN1, 08MN1, 09MN1, 17MN1, 18MN1, 28MN1, 31MN1,
33MN1, 34MN1, 36MN1, 37MN1.
3. Parameters and indicators of land development:
1) maximum building ratio - 0.30;
2) building intensity - from 0.05 to 0.60;
3) minimum share of biologically active area - 40%.
4. Parameters and indicators of shaping development:
1) building height:
a) maximum height of buildings, subject to lit. d - 10.5 m,
b) maximum height of construction objects excluding public communication and energy transmission objects - 14 m,
c) maximum number of above-ground floors, subject to lit. d - 3
d) the determinations lit. a and lit. c do not apply to garage and utility buildings, for which the following is established:
- maximum height of buildings - 5.5 m,
- maximum number of above-ground floors - 1;
2) flat roofs or symmetrical sloping roofs with a slope angle of up to 45°.
5. Principles of communication service and standards for parking spaces:
1) communication service of building plots directly from adjacent public roads or indirectly
through internal roads or other forms of access to the public road;
2) requirement to provide parking spaces in accordance with §13 sec.3.
6. Principles and conditions for merging and dividing real estate:
1) minimum area of the designated plot - 700 m2
2) minimum width of the front of the designated plot - 20 m;
3) the parameters mentioned in points 1 and 2 do not apply to plots designated for communication and technical infrastructure;
4) minimum width of designated internal roads - 6 m;
5) angle of the plot boundaries in relation to the adjacent road strip:
a) perpendicular with a tolerance of ±5°, or,
b) parallel to directly adjacent plots.
