1. construction of residential, mixed-use, and service buildings must meet the conditions:
a) consideration of the designated unexceedable building line on the plan drawing, does not apply to technical infrastructure devices,
b) height: no more than 10.0 m, maximum 2 above-ground floors,
c) building roofs:
- flat,
- multi-pitched with a roof slope angle not exceeding 40°.
- single-pitched with a roof slope angle up to 15°.
d) possibility of basement;
2. construction of economic and garage buildings must meet the conditions:
a) consideration of the designated unexceedable building line on the plan drawing, does not apply to technical infrastructure devices,
b) height: no more than 5.0 m, 1 above-ground floor,
c) building roofs:
- flat,
- multi-pitched with a roof slope angle not exceeding 35°.
- single-pitched with a roof slope angle up to 15°.
In the area, there are numerous shops, playgrounds, schools, clinics, gas stations, service points, and restaurants. It is also close to the entrance to S-8, which greatly facilitates communication.
