Planning conditions
According to the Local Spatial Development Plan approved by resolution No. IX/80/2015 of the City Council of Malbork, dated June 30, 2015, the property is designated as 1.UMW - service development with multi-family residential development.
Conditions for land development and construction:
The object is to be adapted for apartments with a ready concept.
On the property, there is a office-technical building with an area of 3,229.51 m² and an auxiliary building with garages and technical devices with an area of 156 m². The central building has two floors and is completely basement. Inside, there are office rooms and areas for telecommunication infrastructure. In the basement, there is a shelter for 50 people. There is also a large parking lot for 40 cars on the remaining area.
Access is from Targowa Street, where the city market is located. An additional entrance for pedestrian traffic is available from Konopnicka Street. The plot has an irregular shape, its area is partially paved and partially covered with greenery.
Possible use of the property
On the property, it is possible to build a multi-family residential investment. The concept assumes the development of the area in two functions. In part A - the demolition of part of the existing building and modernization of the remaining office and technical areas. On the freed part of the land (part B), a multi-family residential investment is planned.
Investment concept
A 4-story multi-family residential building with 36 apartments and a service area on the ground floor is planned. There will be 6 service premises here. The building will have 3 staircases. In the underground part, a parking lot for 39 parking spaces is designed. 6 studio apartments and 30 two-room apartments are planned, some of which will have a separate kitchen. The apartments will have balconies and loggias. The building is also planned to have elevators.
To free up space for the new project, it is planned to demolish half of the office-technical building and leave the western part of the object. Inside the remaining part, there will be telecommunication devices and office rooms.
