new divisions into building plots with an area of not less than 800m2 within the MN area are allowed;
2) the minimum width of the newly designated plot is set at 18 meters;
3) free-standing single-story utility buildings are allowed;
4) a total of up to 15% of the plot area can be built;
5) there is an obligation to ensure the possibility of locating at least 1 garage or parking space on each plot;

the following requirements for residential development are established:- height up to 2 floors, of which the second is a usable attic,
- the ground floor must be positioned 1.0 meter above the highest point of the terrain within the building outline,
- ridge height up to 9 meters,
- roof with symmetrical slopes, inclined at an angle of 30-45 degrees, allowing for dormers, etc.,
- roof covering materials must have certification,
7) the construction of buildings less than 30 meters from the forest wall is excluded;
8) the construction of holiday buildings is allowed in the MN areas - according to the conditions established for ML areas.
9) the location of single-story service facilities with an area of up to 50 m2 is allowed, as well as the use of residential and utility buildings for service functions; the location of services particularly harmful to the environment and human health or that may worsen the state of the environment is excluded;
10) planting of isolation greenery from national and provincial roads is mandatory;
11) the following locations are also allowed: a) public service facilities, b) commercial service facilities, c) designation of public green areas, d) technical infrastructure devices, e) communication devices - parking lots, bays, stops;
12) on built-up plots and narrow plots with a front width of less than 18 m and an area of less than 1000 m2, located in areas designated in the plan for residential development, the location of buildings close to the boundaries of neighboring building plots at a distance of at least 1.5 m or at the plot boundary is allowed, subject to special regulations,
13) in justified cases of existing investment and local conditions, the construction of a building without a usable attic with a slope of less than 30 degrees and the covering of the building with a flat roof is allowed,
14) on plots located in areas designated for development, with an area of less than 1000 m2 and a front width of the plot narrower than 18 m, the location (extension) of a building next to the wall of an existing building located at the plot boundary is allowed. In justified cases of existing development, the location of buildings with an external wall without openings, directly at the plot boundary with the neighboring plot, is allowed, subject to the technical conditions specified in the regulations. The location of the building cannot limit the possibility of developing the neighboring plot according to the purpose established in the local plan.
15) the principle of designing and constructing service buildings and publicly accessible structures in a way that allows access for people with disabilities is established.
