We present the offer for the sale of undeveloped land consisting of two building plots with registration numbers: 720/2 and 721 with a total area of 1,911 m², located in Częstochowa on Wirażowa Street, in the Błeszno district, Brzeziny Wielkie precinct (Silesian Voivodeship). These are attractive plots, perfectly suited for a developer planning to build four houses in a quiet and peaceful area, while having easy access to the city center.

The total area of 1,911 m² consists of 2 plots:
1) registration number 720/2 – area 1,097 m²,
2) registration number 721 – area 814 m²,

PURPOSE OF THE PLOTS:
According to decision no. 727 of the President of the City of Częstochowa, these plots have the following conditions for development and land management for the investment intention of building 4 single-family residential buildings:
1. Type of investment: single-family residential development,
2. Building line – in relation to Wirażowa Street according to the graphic attachment and at a distance of at least 6 m from the internal road on the northern side of the investment area,
3. The size of the building area in relation to the area of the land – no more than 20%,
4. The size of biologically active area of the land – no less than 50%,
5. The front of the land designated for development is established from the side of the planned internal road, from which the main entrance or entrance to the building is planned, i.e. from the northern side,
6. For the residential building:
- width of the front elevation – 15 m +/- 20%,
- height of the upper edge of the front elevation – up to 60m (measured from the ground level at the main entrance to the building to the level of the eaves),
- roof geometry – gable or multi-pitched roof, with a slope angle of up to 45 degrees; direction of the main ridge in accordance with the shape of the building, height of the main ridge – up to 9 m.

LOCATION OF THE PROPERTY:
In the vicinity, there are single-family residential buildings and single service and multi-family residential buildings, a primary school at a distance of 100m, a banquet hall, a church, unused agricultural areas, and the valley of the Brzezinka River. The distance to the center of Częstochowa is about 9 km.
