For sale service plot with an area of 3.5 ha, under the local spatial development plan, symbol 13U. The area is rectangular with approximate dimensions: 137m by 257m. Located in Rumianek, right next to Tarnowo Podgorne. The front of the plot adjoins national road No. 92. Excellent access to the S11 expressway and the A2 motorway. Entries in the MPZP: 1. For the service development area, marked on the drawing with the symbol 13U, the following development conditions are established: 1) locating buildings in accordance with the building lines designated on the drawing; 2) maximum building area of 50% of the building plot area; 3) minimum share of biologically active area of 30% of the building plot area; 4) any roof geometry; 5) maximum building height of 12m with the reservation of points 6 and 17; 6) allowance for local increase in the height of buildings to 15m, if resulting from technological reasons; 7) regarding the aesthetics of the development: a) prohibition of using materials made of sheet metal or PVC on the building facade, b) establishment of a roof cornice line, c) articulation of the facade by marking vertical and horizontal divisions, d) introduction of at least one window or glazed facade; 8) minimum area of the newly created building plot of 2000 m2, except for areas designated for internal roads and technical infrastructure; 9) servicing the area through internal roads ultimately connected to the planned road servicing to the intersection of national road No. 92 with the municipal road Jankowice-Gora, planned for implementation on plot No. 141/1, excluding the possibility of creating new direct, as well as temporary connections to national road No. 92, and through plots No. 142, 139/2 to the existing access from national road; 10) in the case of locating facilities that require acoustic comfort according to separate regulations, the regulations regarding building acoustics must be respected; 11) in the case of locating facilities with rooms intended for permanent residence of people at distances less than 50m for single-storey buildings and 70m for multi-storey buildings from the outer edge of national road No. 92, measures must be taken at the investor's expense to protect against nuisances caused by road traffic. 12) for hotel facilities, access for buses must be ensured and at least 1 parking space for buses for every 50 hotel beds, 13) location of parking, unloading, and loading positions only within the building plot; 14) for facilities whose function requires servicing by heavy vehicles, there is an obligation to organize unloading areas on their own plot, in quantities corresponding to the needs of the facility; 15) the necessity to provide parking spaces for passenger cars, in quantities not less than: - 3 spaces for every 10 employees, - 4 spaces for every 10 places in facilities providing gastronomic, cultural, and educational services, - 5 spaces for every 10 hotel beds, 16) for each of the facilities, the total number of spaces required according to the conditions mentioned in point 14; 17) the location of technical infrastructure networks, including a mobile phone base station as freestanding or built on a building with a maximum height of 35m is allowed; 18) the placement of advertisements, signs, and information boards with a maximum total area not exceeding 30 m2 on one property on the building facade, as freestanding and on fences, provided that free pedestrian movement is ensured. 19) the possibility of implementing underground floors is allowed, provided that their construction does not lead to soil-water environmental pollution and destabilization of water relations, causing adverse effects on soil stability; 20) the obligation to manage sewage and waste in accordance with separate regulations.
