Description
Piaseczna Gorka, Orla. Ecological House Segment 5 A place where you want to live. Live in close proximity to Kielce, in a house with a high standard of finish, where care for ecology combines with modern and economical solutions. The investment consists of 5 single-family residential buildings in a terraced layout located in Piaseczna Gorka at Orla Street 6. The end houses have an area of 126.80 m2 and 172.49 m2, while the repeating middle segments are 133.91 m2 each. Each house has two functional zones: a living area with a living room on the ground floor and a private area with bedrooms on the first floor. On the southern side of the investment, there are individual, spacious gardens ranging from 95 to 251 m². The segments and the surrounding area have been designed so that each part of the building constitutes a separate private zone. Most buildings are connected by garages. Each segment has an individual garage and a private external parking space located directly at the entrance to the building. The architecture of the house is a unique combination of modernity, functionality, and user comfort. The building is constructed using traditional technology with high thermal parameters, ensuring low heating costs. In designing and building the houses, we focused on environmental care. The materials we used meet the requirements and expectations of modern families regarding ecology. Photovoltaic panels and a modern heat pump will not only ensure low emissions of pollutants but also make the operation of your homes significantly cheaper than average. An investment unlike any other. Our standard includes: - Modern heat pump Vitocal 111-S by Viessmann - Air/water heat pumps in a Split system consist of two separate units: in the external unit, the refrigerant in the evaporator of the refrigeration circuit absorbs thermal energy from the atmospheric air, and the compressor transforms it to the temperature level needed for heating the rooms. This heat is then delivered through a pipe to the internal unit, where it releases heat to the heating network. The internal unit is already factory-equipped with elements of the water circuit, such as a three-way switching valve, circulation pump, and heat pump controller. The new refrigerant R32 (from 4.0 to 8.1 kW) has a low GWP (Global Warming Potential) coefficient, thus contributing to the ecological level of the new generation of heat pumps. - Recuperation - recuperation is a type of mechanical ventilation that allows recovering part of the heat from the heated air. In this solution, the air movement is generated by a device called a recuperator. This ventilation element controls the flow of incoming and outgoing air from the rooms. Heat is partially recovered from the heated air, which contains pollutants and carbon dioxide, and used to reheat the room. At the same time, a fresh stream from outside flows into it. This circulation helps maintain high air quality in the rooms while reducing heat loss, which translates into lower heating costs. Additionally, the air is cleaned of allergens and dust, eliminating the need to ventilate the rooms. This is a significant advantage in winter when there is often a high concentration of smog, and opening windows risks letting pollutants inside. - Fiber optic network and a rich number of sockets and light points. - Underfloor heating throughout the building (including the garage) - Underfloor heating is undoubtedly a comfort for residents and a discreet source of heat without disrupting home decor. - Video intercom - installed on the ground floor with wiring extended to the first floor. - Individual connection to the electric car charging station in the garage - installation of sockets 2 x 400V - 16 and 32 A and 2 x 230V. The set is powered by a YDY 5 x 4 cable and secured with an appropriate fuse. This set allows connecting a 1 or 3-phase charger with a power of up to 11 kW. Issues related to broadly understood ecology and reducing emissions are increasingly penetrating the collective consciousness of people. As it turns out, they have a growing impact on our consumption choices. However, ecology is just one of many reasons why cars with electric engines are gaining popularity. The change in trend results not only from concern for the environment but also from pure calculation. More and more road users are concluding that buying an electric car is simply a good investment: for many, they are an adequate response to the crisis caused by the ongoing rise in fuel prices. - Preparation for the installation of external monitoring - A home alarm system is the first line of defense that ensures the safety of your family and property. Alarm systems undoubtedly deter criminal activity, as sometimes the mere presence of a sign with the name of a Protection Agency on the fence discourages many burglars who do not want to be caught by the homeowner or police in the act. If burglars see installed security cameras, the chances of committing a crime decrease even further. Moreover, burglary monitoring can alert security agencies if something bad happens in your home, ensuring safety for both your loved ones and effectively protecting your property. - Wiring for electric roller shutters - this is another solution aimed at ensuring the safety of residents. Installing electric external roller shutters is not only a good choice for aesthetic reasons. Such constructions also work well for functional reasons and in the context of the building's energy efficiency. Filling the profiles of electric external roller shutters with thermal insulation material improves the thermal comfort of the building. When you close them on a winter, frosty evening, you further limit the escape of heat from the house. In summer, it is also worth closing them during the day, for example, when you leave for work all day. This way, in the evening, your house will not be overheated because the sun's rays will not have a chance to heat the windows. - Preparation for individual garden lighting 5-wire + two-channel astronomical clock. - Lightning protection installation - The purpose of the lightning protection installation is to protect the building from lightning strikes and safely conduct its energy to the ground in the shortest possible way. - External doors - Entrance doors to buildings: Gerda THERMO PRIME 75 RC2 (90E), dark anthracite color, pattern NS6B Hanover 6B, glazing: Mira star. Solid doors for houses that feature a modern look and excellent thermal insulation parameters. - Windows - 6-chamber profiles of frames and sashes made of the highest quality PVC; 2-chamber packages of warm glass with a thermal insulation coefficient Ug = 0.5 W/m2K; 2 sealing gaskets and an additional middle gasket improving the thermal and acoustic properties of passive windows; additional stiffening ribs for frame and sash profiles; color outside anthracite, and white inside. - Garage door - sectional Hormann RenoMatic. - Styrofoam - 20 cm, λD= 0.031W/mK. - Access road constructed by the developer. The price of the house does not include the photovoltaic installation. When determining the standard of the investment execution, we went far beyond the schemes of typical developer finishes, so that after handing over the keys to the house, you can enjoy ecological and comfortable solutions in your own home. Location The village of Piaseczna Gorka, along with Bilcza and Morawica, has become a prestigious "bedroom" of Kielce in recent decades. More and more people are looking for a combination of the tranquility and peace of green areas with the conveniences of urban life. In just 15 minutes by car on the dual carriageway Kielecka Street, we can find ourselves in the center of Kielce, and within a few minutes, we can access a rich service infrastructure, such as shops, restaurants, playgrounds, sports halls, swimming pools, or schools and kindergartens. The investment is located in the Morawica commune, which according to the Rzeczpospolita Journal has received 1st place as the best commune in Poland for the third consecutive time, and in numerous rankings achieves high prestigious places.
