BUILDING and PLOT:
The house was built in 1987, compact and very well designed (old school architecture). It consists of a high basement, ground floor, and first floor. Located on a corner plot of 717sqm at the intersection of Długa and Zagajnikowa streets in the Wesoła district of Warsaw. The house has a usable area of about 230sqm, and excluding the staircase area, effectively usable is about 170sqm. The size of the terrace is particularly noteworthy: over 50sqm, which is accessible on the ground floor from two rooms: the living room and the office. The terrace guarantees privacy, additionally, its southwest exposure ensures a large amount of light throughout the year.
The plot has mature trees, creating a great microclimate on the plot, felt all year round. All rooms have their own separate exits to the corridors, so the building can be treated as an investment, although it would be a shame due to the aforementioned advantages, predestining this house for family living.
In 2011, the house underwent a thorough renovation: the water and sewage installation was replaced, and the walls were smoothed, the kitchen and bathrooms were modernized, new panel floors were laid, and new oak stairs were installed. The house has anti-burglary doors and windows, and in 2012 an alarm system was installed, serviced by Solid Security, which makes the house exceptionally safe.
In 2012, the rain gutter was modified, and the roof has been inspected every 2 years.
In 2018, the fence was replaced with a new one: brick + metal panels.
In 2024, the interiors were refreshed and repainted, and the walls were repaired after removing furniture and pictures.
The house was insulated before 2011 with 10cm thick styrofoam and a new facade was laid. Part of the facade (terrace wall) was refreshed in 2024.
In the high basement, there is a garage for 1-2 cars (it can also fit a motorcycle and bicycles), a boiler room with a gas boiler from Junkers, and 3 utility rooms: 9.5sqm currently a bathroom-laundry, 9.5sqm currently a cellar, and a niche 9.5sqm for storing equipment / terrace furnishings for winter. Two utility rooms in the basement have high but large windows, so they can be adapted for utility rooms such as an office or gym.
The high ground floor consists of a living room of 23sqm, a separate kitchen of 9.5sqm fully equipped, a WC of 1.5sqm, and an office of 10.5sqm, which can also be a bedroom or guest room, a bathtub with a shower and a double sink of 5.5sqm. All bedrooms have built-in wardrobes, but two bedrooms have their own balconies. Excluding the kitchen, the house has 5 rooms plus 2 utility rooms with windows for any arrangement.
The house is heated by a high-quality gas boiler from Junkers. The boiler has been serviced every year.
The building is connected to the municipal water supply, sanitary sewage, gas pipeline, electrical and telephone networks. Fiber optic is available on the street.
The house was designed by a very good architect, and the last resident is also an architect who improved and modernized the house to contemporary needs.
