Hello, as the owners of the property, we offer you our townhouse. The building with an area of 102 m2 is located in the village of Karwiany, just 3 km from Wroclaw's Oltaszyn. We moved in in 2018. Since then, the building has been consistently refreshed, so we assess its condition as very good. The house consists of a ground floor, an upper floor, and an unused attic. The ground floor is where daily life takes place - it has a kitchen, dining table, and a relaxation area, which is given character and warmth by a stylish stove (free-standing fireplace). The washing machine and dryer have been built into a stylish built-in wardrobe with veneered finishing, similar to the rest of the bathroom furniture. Above the first floor, we find a real treasure - the attic (about 40m2), a place for storing various items whose glory has faded or which are used seasonally. The house is very economical, annual gas consumption = 600 m3 (about 2500 PLN per year). As for additional installations, the house has been equipped with a photovoltaic installation with a power of 4.55 kW (still under the old, favorable settlement rules - net metering), which makes the annual electricity bills literally symbolic. In 2024, the gas boiler (single-function with a tank) was replaced with a new, more economical one. Air conditioning has been installed in the living room, which we use on hot days (though we used it more for heating in the autumn than for cooling in the summer). To combat persistent limescale accumulating on the shower cabin or faucets, a water treatment station has been installed in the boiler room. All windows (3-glazed) are equipped with external blinds - electric downstairs, manual upstairs. Of course, the house also has fiber internet, and in front of the house, there is space for 2 (3 smaller) cars and a cabinet for bicycles. A lot is happening in the village, for the kids, we find new sports fields, a playground, and a skate park. A private nursery and a very pleasant primary care center with a pharmacy. As for shops - a reliable Żabka and Netto (currently under construction). Additionally: Dentist, masseur, restaurant, and a lot of extracurricular activities at the community center (for young and old). We warmly invite determined clients. Due to the move, we are interested in a quick transaction, hence the proposed price is lower compared to similar offers in the area.
