For the areas mentioned in paragraph 1, regarding land development and spatial order shaping, the following applies: 1) maximum building area is 50% of the plot area, 2) minimum biologically active area is 20% of the plot area, 3) obligation to introduce a high greenery area constituting at least 50% of the biologically active area, 4) necessity to ensure free access to public waters for public use and maintenance work by the administrator, 5) the possibility of enclosing streams is allowed. 4. For the areas mentioned in paragraph 1, regarding communication service, the following applies: 1) service of area 1.P/U from street 2.KD-L, 2) service of area 2.P/U from street 1.KDW/P, 2.KD-L, 3) service of area 3.P/U from street 2.KD-L, 4) service of area 4.P/U from street 1.KD-D, 5) service of area 5.P/U from street 1.KD-D, 1.KD-L, 6) service of area 6.P/U from street 2.KDW/P, 1.KD-L, 7) service of area 7.P/U from street 1.KD-L, 8) an internal communication system for direct service of individual facilities should be introduced if necessary, 9) at least 1 parking space must be provided for every 3 employees in production activities, 10) at least 1 parking space must be provided for every 20m2 of service area. 5. For the areas mentioned in paragraph 1, regarding the principles and conditions of consolidation and division of real estate, the following applies: 1) minimum area of the building plot is 1500 m2, 2) minimum width of the building plot front is 30 m, 3) the angle of the plot boundaries in relation to the boundary lines of the roads is set at 90 degrees with the reservation of point 4, 4) deviation of the angle of the plot boundaries in relation to the boundary lines of the roads up to 15 degrees from the 90-degree angle is allowed. 6. For the areas mentioned in paragraph 1, regarding the percentage rates that form the basis for determining the fee referred to in Article 36 paragraph 4 of the Act of March 27, 2003 on spatial planning and development (Journal of Laws No. 80, item 717 with amendments), the percentage rate of 25% applies.
