Determinations regarding the principles of shaping development and land management forthe area with the symbol 1U-PEF:1) area for services or solar power plant. The implementation of service buildings or solar power plants is allowed together or interchangeably. No proportions are established between service buildings and solar power plants. The implementation of technical and communication infrastructure is allowed;
2) a fragment of the area is located within the boundaries of an area particularly at risk of flooding from the sea through the Dead Vistula with a probability of occurrence of 1% (once every 100 years). Therefore, the provisions contained in Chapter I General Provisions apply;
3)
the area constitutes a protective zone for devices generating energy from renewable energy sourcesof any power (including exceeding 500 kW), related to restrictions on development and land use;
4) the placement of devices generating energy from renewable energy sources of any installed power is allowed, provided that the above permission applies only to photovoltaics (free-standing photovoltaic devices or photovoltaic devices located on buildings). The placement of other devices generating energy from renewable energy sources with installed power up to 500 kW is allowed. Environmental nuisances from devices generating energy from renewable energy sources must not exceed the standards established for the type of land on which they are located and with which they neighbor;
5) non-exceeding building lines apply according to the plan drawing;
6) at least 10% of the area of the building plot must be biologically active surface;
7)
the building area in relation to the building plot area must not exceed 60%;8) a minimum building intensity of 0 applies, a maximum building intensity of no more than 1.2 applies;
9) the height of buildings must not exceed 10 m. The height of free-standing, attached, or extended buildings that are not buildings must not exceed 20 m, measured from the ground level;
10) a maximum of two above-ground floors apply. The basement of buildings is allowed;
11) for solar power plant buildings, flat roofs of any shape and covering apply. For service buildings, sloping roofs, gable roofs, with a symmetrical slope of roof surfaces from 30° to 45° apply. Roofs must be covered with tiles or sheet metal. Only colors of roof coverings in shades of natural ceramic glaze with a matte finish are allowed. The installation of roof windows is allowed. The construction of projections and dormers is allowed, the length of which must not exceed 30% of the length of the given roof surface;
12) for solar power plant buildings, the finishing of the facade in brick, stone, wood, plaster, or metal is required. For service buildings, the finishing of the facade in brick, stone, wood, or plaster is required. For plaster, subdued colors must be used.
