ANNOUNCES A WRITTEN UNLIMITED TENDER NO. III/2025 FOR THE SALE OF RIGHTS TO REAL ESTATE – NON-RESIDENTIAL PREMISES LOCATED IN WARSAW AT UL. KS. PIOTRA SKARGI 61/U1.1

The subject of the unlimited written tender no. III/2025, hereinafter referred to as the "Tender", is the ownership right of the non-residential premises no. U1.1 located in Warsaw at ul. ks. Piotra Skargi 61, with a usable area of 251.30 m2, along with the associated room – cellar no. U1.1 with a usable area of 24.10 m2 and a share of 27540/528290 parts in the common property, which consists of land – land registry plot no. 29/1 (district 4-10-12), with an area of 0.4550 ha, and parts of the building and facilities that are not exclusively for the use of the owners of the premises.

LOCATION OF THE PROPERTY: the right bank part of the capital city of Warsaw, approximately 7 km from the center, in the Targowek district, in the Targowek Residential Estate. Approximately 600 m from the property is the Targowek Mieszkaniowy metro station. Nearby the property are local communication routes.

PLANNING CONDITIONS: the area where the property is located is covered by the local spatial development plan, according to which the property is situated in the area marked with the symbol "B.6MW(U)", with the primary purpose: multi-family residential development with services on the ground floors.

An energy performance certificate for part of the building was issued on June 19, 2024. According to the above document:
a. the annual demand for usable energy is: EU = 86.01 kWh/(m2 · year),
b. the annual demand for final energy is: EK = 70.93 kWh/(m2 · year),
c. the annual demand for non-renewable primary energy is: EP = 87.81 kWh/(m2 · year),
d. the share of renewable energy sources in the annual demand for final energy is: Uoze = 0%,
e. the unit size of CO2 emissions is: ECO2 = 0.0240 t CO2/(m2 · year).

THE STARTING PRICE is 2,068,000 PLN (in words: two million sixty-eight thousand zlotys).
In the Bank's opinion, the sale is exempt from VAT – the possibility of choosing taxation with VAT under the rules resulting from Article 43 sec. 1 point 10 of the Act of March 11, 2004 on goods and services tax.
DEPOSIT PAYMENT in the amount of: 207,000 PLN (in words: two hundred seven thousand zlotys).
THE DEADLINE FOR SUBMITTING OFFERS ends on September 9, 2025, at 14:00.

Information about the subject of the Tender and the conditions of the Tender, including the time and place of the Tender, documents regarding the subject of the Tender, the method of submitting offers, the description of the taxation of the real estate sale transaction, information about the deposit, information about the possibility of conducting a second stage of the proceedings, i.e. electronic auction, including the draft regulations of the electronic auction, are included in the document titled "Conditions of the unlimited written tender no. III/2025 for the sale of rights to real estate – non-residential premises located in Warsaw at ul. ks. Piotra Skargi 61/U1.1", hereinafter referred to as "Conditions". This document (along with attachments) will be sent electronically (email) after signing a confidentiality agreement, to the email address indicated in the confidentiality agreement. The Bank reserves the right to change the announcement regarding the Tender, as well as the Conditions, without giving a reason, up to 5 working days before the deadline for submitting offers specified in point V item 3 of the Conditions. The Bank will inform about changes in the announcement on the website of the Universal Savings Bank of Poland S.A., at the address: , under the name: "Warsaw ul. ks. Piotra Skargi 61/U1.1". The Bank will inform only those persons to whom it previously provided the Conditions about changes in the Conditions, by sending an email to the email address indicated in the confidentiality agreement.

The Bank reserves the right to cancel the Tender without giving reasons or to close the Tender without selecting an offer at any stage of the proceedings, including the electronic auction, without incurring any legal and financial consequences, until the signing of the preliminary sale agreement of the Property in the form of a notarial deed or until the signing of the sale agreement of the Property in the form of a notarial deed, in the event that the conclusion of the sale agreement of the Property in the form of a notarial deed is not preceded by the conclusion of the preliminary sale agreement of the Property in the form of a notarial deed.

This announcement does not constitute an offer within the meaning of Article 66 of the Civil Code.
