We present the offer for the sale of two plots with a total area of 4166 m2 located in the area of the village of Belk among loosely built single-family houses and undeveloped plots in a quiet location on K. Miarki Street. Land designation: Residential areas with a large share of greenery (symbol MZ) area 2977 m². Variable width from the front from 18 m to 40 m and length approx. 92 m. Resolution: No. IX/78/2002 dated 2002-09-26 regarding the municipality and city of Czerwionka - Leszczyny § 12 1. Residential areas with a large share of greenery marked on the plan drawing with the symbol MZ are designated. 2. Existing buildings may be subject to replacement, extension, reconstruction, and change of use in accordance with the established basic or permissible functions of the area. 3. In the areas mentioned in paragraph 1, the following is allowed: 1) implementation of farm buildings, 2) implementation of economic and auxiliary buildings related to residential development, 3) implementation of service functions (craft, trade, gastronomy), whose nuisance does not exceed the boundaries of the plot, 4) public utility facilities, 5) workshops, production plants, warehouses, and storage facilities implemented on plots with a minimum area of 2500 m² with a minimum width of plots - 40 m; the nuisance of the conducted activity must not exceed the boundaries of the plot, the implementation of a green isolation strip along the plot boundary is required, 6) networks and technical and communication infrastructure devices, gas stations. 4. In the areas mentioned in paragraph 1, the following prohibitions apply: 1) location of facilities and devices with a nuisance impact on the environment, including: bases, car washes, liquid fuel stations, etc., 2) implementation of collective garages, 3) industrial waste dumping, 4) implementation of service, production, and warehouse functions without ensuring the necessary number of parking spaces for its service. 5. In the areas mentioned in paragraph 1, the following development principles are established: 1) the form of the designed building requires harmonious integration into the surrounding landscape, 2) the maximum height of residential buildings is set at 2.5 stories including the usable attic with the possibility of basement up to 1.0 m above ground level; gable roofs with a slope of 30-40 degrees, buildings should be situated parallel to the edge of the street from which access to the property is made, 3) the maximum height of economic buildings is set at 1.5 stories; economic buildings, garages are recommended to be implemented directly at the plot boundary as adjacent directly to existing buildings of the same character or in connection with the residential building, 4) at least 70% of the plot area is designated for greenery, 5) the location of designed buildings, facilities, and accompanying devices must comply with the provisions resulting from special regulations regarding distances from existing and planned technical and communication networks and forest areas. 6. The following communication service principles are established: 1) areas designated for development require ensuring access to communication, and the nature of access to the development must meet the applicable communication, fire protection, and civil defense requirements, 2) residential, service, and production functions require ensuring parking spaces in the necessary quantity for its service mentioned in Chapter 11 § 55, 3) the minimum width of access roads in the boundary lines is set at 10 m; single-lane cross-section, two-lane, lane width 2.5 m, 4) the minimum width of local streets in the boundary lines is set at 12 m; single-lane cross-section, two-lane, lane width 3 m, 5) deviations from the provisions contained in paragraph 6 points 4 and 5 resulting from difficult terrain conditions or existing land development are allowed in accordance with special provisions in this regard concerning public roads, 6) the length of access road sections without passage may not exceed 80 m; it is required to create a turnaround area at the end of the street, 7) newly designed access and local roads must serve plots located on both sides with a recommendation to connect with the existing communication system in the form of closed layouts. 6. The following technical infrastructure service principles are established: 1) making the land available for development requires ensuring the possibility of connecting it to the water supply, sewage, electricity, and heating networks (including the possibility of using an individual heat source), 2) sewage discharge through the sewage network to a collective treatment plant, 3) in the absence of the necessary infrastructure mentioned in paragraph 6 point 2, it is planned to discharge sewage to a sealed non-drainable tank or the acceptance of an individual method of sewage disposal in accordance with applicable environmental protection requirements, 4) heat supply for heating purposes from sources that meet applicable environmental protection requirements with the adaptation of existing heating systems to these requirements. Land designation: Ventilation areas (symbol E2) area 1189 m². Parcel dimensions approx. 40 m wide and approx. 27 m long. Resolution: No. IX/78/2002 dated 2002-09-26 regarding the municipality and city of Czerwionka - Leszczyny § 34 1. Ventilation areas marked on the plan drawing with the symbol E2 include the valleys of streams of the city's and municipality's physiographic system. 2. In the areas mentioned in paragraph 1, the following is allowed: 1) reconstruction, extension of existing residential and economic buildings belonging to agricultural farms, maintaining the maximum height of residential buildings equal to 2.5 stories including the usable attic and economic buildings - 1.5 stories, 2) construction of roads while maintaining the existing terrain configuration of the zone and ensuring free air flow along the valleys of rivers and streams, 3) agricultural use of floodplain greenery, 4) construction and reconstruction of fish ponds, 5) implementation of walking and cycling paths using environmentally safe materials and sports and recreation devices such as grass-surfaced sports fields implemented on the edges of the subject areas, 6) construction of networks and technical infrastructure devices in the absence of the possibility of their implementation outside the subject areas, 7) implementation of arranged greenery with the allowance of high greenery on the edges of the subject areas in places where it will not create barriers for air flow, 8) removal of facilities and devices that constitute barriers and obstacles for air flow. 3. In the areas mentioned in paragraph 1, the following prohibitions apply: 1) implementation of free-standing residential and economic buildings and centers for field and animal production as well as other facilities and devices not included in the permissible function of the areas, 2) implementation of facilities and devices creating barriers and obstacles in the direction of air flow, 3) industrial waste dumping, 4) conducting earthworks causing an increase in the level of native soil except for works related to the construction of water management, flood protection, and fire protection devices, 5) introduction of untreated household and economic sewage into natural receivers (streams, water bodies), 6) prohibition of accumulating sewage, animal waste, chemical agents, and other materials that may pollute waters including the storage and disposal of waste as well as washing vehicles in surface waters and along water edges. 4. For the areas mentioned in paragraph 1, the following development principles are established: 1) protection of existing floodplain greenery, tree stands, and surface waters is required, 2) undertaking works related to the implementation of flood protection devices and regulation of the Jordanek stream and the Bierawka riverbed to counteract flood threats and remove the effects of mining damage, in particular: a) raising flood protection embankments of the river along with future reclamation of areas in the immediate vicinity of the Bierawka river collapse, b) in the area of the W-3/64 floodplain, construction of water pumping stations along with reclamation of part of the current floodplain area. Access to the plot; municipal road - asphalt. Utilities such as electricity, water, and gas are located in the access road.
