Osada Kamieniec - discover the investment

Osada Kamieniec is a cozy estate in a quiet area next to green areas and the Vistula River. The investment consists of a group of 4 comfortable multi-family buildings, in which there are only 11 apartments with an area of 38 to 58 m². Each building has dedicated parking spaces.

The forest enters the apartments at Kamieniec through large gardens – for ground floor apartments, and wide, spacious loggias and terraces on the roof of the building – for first-floor apartments.

The building designed by the architectural studio MONOCHROM Witold Kucza combines a traditional look that fits into the surroundings with modern aesthetics. Osada Kamieniec is only 75 km from Katowice and 65 km from Gliwice. This makes Ustron – especially its northern part – an ideal destination for weekend getaways, short family trips, or regular “escapes from the city”. Daily logistics of a second home becomes feasible.

A safe distance that does not tire the driver allows for spontaneous trips and even working remotely in a hybrid mode (e.g. Mon-Thu in the city, Fri-Sun in Ustron).

Osada Kamieniec is located on the northern side of the city – without the need to pass through the center of Ustron and Wisla. This means: avoiding traffic jams that occur in the season between Ustron and Wisla, smooth entering and exiting the city without delays, shortening the actual travel time by 10-20 minutes in high traffic season.

If you want, you can enjoy what you have “around the chimney”, without moving further. You have skis on Czantoria and Mala Czantoria (Poniwiec) without traffic jams, in a moment on site. The same goes for cycling and ski touring trails. If you need to go to Wisla – a small piece further, which opens up more mountain, skiing, ski touring, and cycling opportunities. The road to the Salmopol pass and further to Szczyrk is hassle-free. “Szczyrk within reach” – without the need to live in a crowd. From Osada Kamieniec, you can comfortably and quickly get to Szczyrk in the morning (e.g. for skiing) and return the same day.

Residents have access to the infrastructure of Szczyrk (COS, Szczyrk Mountain Resort, cycling trails, restaurants) – it is a center with the largest number of ski trails in Poland. A great place for ski tourers. In summer, a paradise for downhill cyclists.

The DK81 route (Wiślanka) leads directly from Katowice to Ustron, and further connects with DK1 and S1. This allows for comfortable travel also from Tychy, Mikolow, Bielsko-Biala, or Zory, the road is year-round, independent of weather conditions (cleared, marked), does not require driving through serpentines or mountain passes – which increases safety. The same applies to the road through Pszczyna.

The Ustron Polana train station is about 2 km from Osada Kamieniec. You can take a train from Katowice (about 1 hour 40 minutes), avoiding the stress of driving. This is an important value for families, seniors, students, or people traveling with a laptop.

Ustron is within 60-90 minutes of driving from most Silesian cities, making it a logical alternative to Zakopane, Krynica, or the Low Beskids. This means: you do not have to plan long trips to relax in the mountains, spontaneous decisions like “let's leave after work” are feasible, it is easier to organize a trip with children, friends, or elderly people.

Proximity to Silesia = a large market of potential guests in short-term rentals. For the investor, this means: ease of filling the reservation calendar, the possibility of quick service response or service by a local partner, lower logistical costs (transport of the renovation team, changing bedding, etc.).

A distance of 70-80 km is a “psychological barrier” that does not create the impression of a long journey. Ustron in this perspective appears as a place of natural ritual: “Friday after work – we pack and in an hour we are in the mountains”.
