We present to you a plot of 612 m2, for which the local spatial development plan provides for multi-family residential development with permissible services on the ground floor of the building. For the areas referred to in paragraph 1, the following rules for shaping development and land development indicators are established: 1) non-exceeding building line, according to the plan drawing; 2) applicable building line, according to the plan drawing; 3) maximum building area ratio: 60%; 4) minimum biologically active area ratio: 25% of the building plot; 5) building intensity ratio: a) minimum: 0.25, b) maximum: 3.0; 6) building height: a) height of buildings: up to 5 above-ground floors, but no more than 20 m, b) height of other buildings: no more than 12 m; 7) roof shape: flat roofs; 8) roof color: shades of red, brown, gray, and black; 9) facade color: shades of white, gray, beige with the possibility of finishing the facades of buildings with materials such as plaster, wood, or stone, brick or clinker; 10) requirement to implement garages in the form of collective garages.
