If you have a willing client, I encourage you to visit the house with them.** I am selling a house on Ziemianska Street, built and completed in 2022. 133.04m2 of usable area, situated on a plot of 700m2 (52x13.5m). On one side, there is arable land, and opposite is a birch forest. There are only 2 direct neighbors, one of whom is just building a house. Ziemianska Street underwent a major renovation in 2024 and is now an asphalt road. Jędrzejowska Street was also renovated, significantly increasing travel comfort. The last few hundred meters is a hardened road. A very quiet area surrounded by forests and fields. The house consists of a living room with a kitchenette, a pantry, a guest bathroom, a room under the stairs, a vestibule, and an enlarged garage with a boiler room (at ground level) as well as 3 bedrooms (the largest with a dressing room), a large bathroom with a laundry room in the usable attic. The house was built for personal use, without saving on materials and technologies. Electricity is supplied by PGE and a private photovoltaic installation, water from a well, and sewage is discharged to a biological treatment plant (a very cheap solution, about 430 PLN per year: 378 PLN for annual sludge removal and about 50 PLN for bacteria per year). The maintenance costs of the house (household electricity, sludge removal from the treatment plant, heating (in winter the temperature is 22 degrees), property tax, water (own intake) are about 3800 PLN per year (about 320 PLN per month). The only additional costs are internet and possibly television. The offered house belongs to the category of energy-efficient houses, its EP indicator is 46.82 kWh/(m²year), thus you can apply for an eco-loan with a lower interest rate for its purchase. The house has underfloor heating, recuperation, a heat pump (branded, de dietrich), and photovoltaic panels (under new rules) with an energy storage system (both 10kWh). External blinds on all windows (including 3 roof windows) and a facade blind on the largest window hst 370x220 cm. A rack cabinet in the pantry leads to cables from 4 cameras (view from the terrace, driveway, area in front of the house), LAN cable from the living room and each bedroom. A wired alarm system (not connected) and an installation for air conditioning (with planned units in the living room and each bedroom) are also distributed. The new owner only needs to connect the air conditioning units. Monitoring is provided by the Hikvision system, with images saved on a 1TB hard drive. An additional plus is the "backup" of fuses responsible for the operation of the refrigerator, part of the lighting, or the rack cabinet (cameras, alarms, modem for the Internet) in case of power failure. In the event of a PGE failure, this part of the electrical installation will be powered from the energy storage. Therefore, you do not have to worry about defrosting the refrigerator, sitting in the dark, or lack of home protection in the event of a power outage lasting several hours. The whole is complemented by Somfy systems, which control the entrance gate, garage door, and facade blinds - you can control them via the internet from anywhere in the world. The lighting is controlled by the sonoff system - similarly, you can turn the light on/off from anywhere. There is also internet access to the camera views. A video intercom integrated with the phone is also available. You can see who is ringing the doorbell even when you are not home. The garden is arranged and landscaped. Over 200 thuja have been planted, which have already grown a bit over the last 3 years and provide increasing privacy. A lawn has been established with irrigation (sprinklers and drip line) - supplied by a buried 10m3 tank that collects water from the roof. Numerous plantings of hydrangeas, roses, and other perennials. On the property, around the house, there is paving stone along with a driveway (which can accommodate 2 cars plus one in the garage) and a terrace. There is also a tool shed and a composter. Inside the house: **Kitchen**: from Ikea with 3-year-old appliances (refrigerator, oven, microwave, induction hob, dishwasher). **Living Room**: with a ready installation prepared for air conditioning. Just in case, a chimney was built during construction, so a stove can be connected. **Garage**: single space but enlarged so it fits a car and 4 pax wardrobes for all garage treasures. Wiśniowski garage door with an additional payment for "thermo" to limit heat loss. An installation (power) for an electric car has been led out, just install a charger and we drive for free. **Boiler Room**: with a heat pump, water softener, hydrofor, sink, and a hook for hanging a bicycle. There are doors leading outside. **Vestibule**: wooden external doors (Cal company, color ral 5014). **Small Bathroom**: shower, sink, and toilet. Concrete stairs with oak steps lead to the attic. **Bedrooms and Office:** Wooden parquet (French herringbone). **Main Bedroom**: largest, 2 roof windows, connected to a dressing room with custom wardrobes.
