DESCRIPTION I am selling directly plot no. 2/81 with an area of 20029m2 (2.0029 ha), located in the village of Ruda, in the geodetic area 0014 Staswiny, Miłki commune, Giżycko district. Located by Lake Wojnowo. The plot is marked in the local spatial development plan as 1 KW, 2 UT, 3 ZN, 4 KJ. Possibility to build a marina and apartment building. The terrain of the plot is hilly, slightly elevated, and sloping towards the lake. The plot offers a very nice view of the surrounding panorama and Lake Wojnowo. 1 KW – area of the planned marina basin adapted for mooring 48 boats with a quay length of 77.0 m and a slipway. 2 UT – area of planned tourist services related to servicing tourists on the water tourism route on Lake Wojnowo and the marina. The height of the building ridge cannot exceed 10 m from the lowest corner of the building. The implementation of facilities related to the functioning of the port is allowed. This mainly concerns the implementation of facilities related to the technical infrastructure and small architecture (canopies, shelters, temporary facilities, etc.) to service tourists. 4 KJ – planned pedestrian and vehicular paths 5.0 m wide with a hardened surface allowing for proper access to the slipway and maneuvering when launching the yacht. Since there is no specification of the length and maximum weight of yachts that can use the planned basin, the possibility of using a truck crane to launch larger units (1.5 - 2.0 t) has been assumed. For this purpose, a suitable hardened place for the truck crane is planned at the slipway on the quay. The slope of the slipway in the land and water part is 14%. Within the access to the slipway, an embankment based on a palisade must be made to strengthen the edges of the basin, taking into account the notes resulting from geological-technical documentation. Lake Wojnowo, which borders the plot, is a water reservoir with an area of 176 ha, a length of 4.5 km, and a width of 600. It is a glacial trough lake. It is connected to Lake Niegocin through Lake Niałk Mały and Lake Niałk Duży. On the western shore of the lake is the village of Kleszczewo, and in the northern part Ruda, on the eastern side of the lake is the village of Staswiny. The lake is of bream type, very clean, inhabited by crayfish. A new waterway called the Mazurian Loop is planned through Lake Wojnowo. It is to connect Lakes Niegocin and Śniardwy from the eastern side of the Great Masurian Lakes route through Lakes Niałk Mały, Niałk Duży, Wojnowo, Buwełno, and Tyrkło.
