Fragment of the plan: In the area marked on the plan drawing with the symbol 3MN/U, constituting the area planned for single-family residential and service development, the following provisions apply: a) land function - single-family residential, service, b) existing buildings are retained, their expansion, reconstruction, and change of use are established according to the plan provisions, c) minimum plot width - 30 m, minimum plot area - 1500 m2, according to the division principles indicated on the plan drawing, d) access to properties from the L-class road marked with the symbol: 2L 12/1X67 and from the D-class road marked with the symbol D12/1x6/, e) untransgressable building lines are designated at a distance of 6 m from the boundary lines of the roads, f) the building area, understood as the ratio of the plot area to the area of the building projection, may not exceed 30%, g) on the plot, parking spaces for cars must be designated, assuming at least: 2 parking spaces, h) maximum building and shelter height: 10 m, i) noise level associated with the conducted activity may not exceed norms for service building areas, j) conducted activities may not cause odor nuisances beyond the boundaries of the property where the activity is located, k) green areas may not constitute less than 30% of the area of individual plots, shrubbery and tree planting should be introduced, especially on the side of garden plots and adjacent roads, l) the architecture of buildings and site facilities of individual properties should harmonize with the development of neighboring properties, m) the location of particularly harmful projects for the environment, as understood by environmental protection regulations, is prohibited, n) the location of buildings in the nuisance zone of the SN 15kV line, graphically marked on the plan drawing, is prohibited, the development of areas adjacent to the power line requires agreement with ZEB Zakład Sieci in Ełk. ... 6. All underground networks should be designed within the limits of road strips as far as technically possible. 7. Waste collection in containers (in designated places) in areas where these wastes are generated, including on individual plots, with the possibility of selective waste collection, periodic waste removal based on appropriate agreements to the landfill (ultimately - to the waste disposal plant) according to the principles of maintaining cleanliness and order in the municipality, resulting from appropriate municipal regulations and the waste act. 8. In street construction plans, the possibility of connecting the plot's infrastructure or directly the building to the gas network must be ensured for each building plot. Gasification of the area by the company will be possible if technical and economic conditions for the construction of the gas network exist: a) a reserve area for the route of the distribution gas pipeline is planned, where controlled zones should be designated - 1m for medium and low-pressure gas pipelines, whose centerline coincides with the axis of the gas pipeline, b) gas networks not included in the infrastructure layout may be located in the road strip, c) plans for implementation should provide for the location of the gas network in the sidewalk or green area, d) consent is not granted for the location of the gas pipeline in the roadway and on private plots. 9. Within the areas covered by the plan, there are water drainage devices, i.e. drainage pipes, whose approximate routes are indicated on the graphic drawing. Existing drainage devices should be maintained in an unaltered state or rebuilt in a way that guarantees proper drainage of the land. In the UR2 area - (as areas for production and industrial crafts) the provisions as in points 1 b-k above apply.
