We present a building plot with registration number 170/8 with an area of 1001 m², located in the village of Mieroszyno, near Rozewie. The plot is located on Słoneczna Street. Building conditions have been issued allowing for single-family residential development with the following parameters: - maximum building area of the investment site - 20% - minimum biologically active area of the investment site - 50% - maximum building height - 9 m. Available utilities from Słoneczna Street - electricity, water, sewage. The shape of the plot is regular, similar to a rectangle. The area is flat. Access by car to Jastrzebia Gora takes about 10 minutes, by bike about 15 minutes. The village is located near one of the most beautiful beaches of the Baltic Sea. Rozewie is distinguished by a picturesque, clean beach, surrounded by the landscape reserve "Cape Rozewski." The remnants of the Pomeranian beech forest are protected (there are trees over two hundred years old with a trunk circumference of up to 3 m) on a high cliff. At the cliff and the border of the reserve - next to trees recognized as natural monuments, it descends to the sea along a ravine called Łebski Żleb, then runs along the sea shore on a concrete embankment. Wooden steps lead up, after which stone steps return to the sea. From here, the stony shore leads towards Jastrzebia Gora and the first exit through Lisi Jar reaches the obelisk erected in 1928 by Count Rossetti, commemorating the adventure of Sigismund III Vasa (in 1598, a ship of the king crashed in the vicinity of Lisi Jar). Lisi Jar is an erosional incision between Rozewie and Jastrzebia Gora with a depth of 50 meters and steep slopes covered with beech forest. Among the century-old beech trees, we can find individual specimens of birch, wild pear, spruce, and rowan. The forest floor is made up of hazel, juniper, viburnum, blackberries, raspberries, and hawthorn, as well as smaller vegetation such as clubmoss, ivy, orchids, and heather. The location of Cape Rozewie on one of the main bird migration routes means that we can encounter rare species here. Twice a year, in spring and autumn, various bird flocks fly over the Rozewie reserve and stop in its areas to rest. The Rozewie lighthouse keepers have observed a very interesting phenomenon during the bird migration period. As we know, each bird flock flies in a characteristic formation. When the lighthouse sends light waves flying near them, the birds momentarily lose their formation, mixing with each other, and after exiting the beams, the previous order and arrangement in the bird flocks return. These areas are particularly favored by: magpies, starlings, crows, bullfinches, pigeons, and cuckoos, while among the rarer species, we can see hawks, falcons, and even eagles. During a walk, one can encounter deer, weasels, hares, foxes, squirrels, and with a bit of luck, a hedgehog or marten.
