We offer for sale a small building plot located in Czestochowa in the Stradom district at ul. Boleslawa Chrobrego 49a. The plot is 9.6 m wide with the possibility of building on the boundary of the plot (on the neighboring plot, a house is at the boundary) with an applicable local zoning plan and access to all utilities (water, electricity, gas, sewage).
FEATURES OF THE PLOT
The plot is located in a quiet, intimate area surrounded by single-family residential buildings. The shape of the plot is rectangular with a shorter boundary line on the street side. Dimensions of the plot: 9.6 m x 29.4 m. The plot is only partially fenced - it is necessary to create an entrance and separate it with a fence from the neighboring property. The boundary of the plot overlaps with the neighbor's entrance gate - they will have to move it to another location at their own expense. Similarly, a garage that is partially on the subject plot will be demolished.

LOCAL ZONING PLAN ARRANGEMENTS
According to the local zoning plan (Resolution No. 988/LV/2014 of the City Council of Czestochowa dated September 25, 2014), the plot is designated primarily for single-family residential construction. The maximum height of the building is two stories (12.0 m), and the maximum building intensity is 30% (it is possible to build up to 84.6 m2 of the plot area).
Importantly, the plan does not specify the shape of the planned roof (a flat roof is allowed!) and only indicates that in the case of sloped roofs, they should have a slope angle of no more than 30 degrees and that sloped roofs should be shaped symmetrically. It is allowed to illuminate attics using dormers or roof windows.

EXAMPLE OF BUILDING PROPOSAL
The plot, despite its small size, is excellently suited for fully functional use - thanks to its special features. It is particularly important that there is a neighboring building at the boundary of the plot - which, according to building law, allows for the construction of a building adjacent to its wall. Considering that the new building must be built 5.0 m from the boundary, it can be 8.2 m long (this is the distance to the neighboring building). Since the width of the plot is 9.6 m, and a distance of 3 m must be maintained from the boundary without windows, the width of the new building can be up to 6.6 m. This way, we obtain a building with a footprint of 54 m2 - and such a building has been provided as an example of a building proposal.
The proposed building has two stories, approximately 85 m2 of usable area, two bathrooms, a living room with a kitchenette, four bedrooms, and a laundry room under the stairs.
