In the MU1 areas, the following land development conditions are established: 1) construction is allowed on 40% of the area of the plot located in building areas, 2) in the case of geodetic divisions, the size of new building plots for single-family housing cannot be less than 800 m2, 3) in the case of geodetic divisions, the size of new building plots for farm buildings cannot be less than 1200 m2, 4) in the case of geodetic divisions, the size of new building plots for service facilities cannot be less than 600 m2, 5) at least 35% of the area of new building plots located in building areas must be arranged as biologically active area, 6) the location of terraced and atrial buildings is prohibited, 7) the location of commercial facilities with a sales area exceeding 500 m2 is prohibited, 8) the location of radio communication towers is prohibited, 9) the nuisance of all objects and devices related to service activities cannot exceed the boundaries of the area for which the user has legal title. In the case of conducting service activities, it is required to provide parking spaces within the boundaries of the plot on which they are located. 5. In the MU1 areas, the following building shaping principles are established: 1) buildings may be realized as multi- or single-functional, 2) new residential buildings should be oriented gable or ridge to the public road depending on the traditional location of houses in that part of the village, 3) the footprint of new and expanded buildings (not applicable to superstructures) should be rectangular or composed of rectangles; the ratio of sides should be between 1:1.2 to 1:2.5, 4) the height of residential, residential-farm, and agricultural buildings related to agricultural production cannot exceed 9.5 m, 5) the height of garages and agricultural buildings not related to agricultural production cannot exceed 7.0 m. For public utility and service buildings, the following applies: 1) the height of buildings cannot exceed: a) 12 m - banks, post offices, administration, culture, education, religious buildings, health care, social and welfare services, b) 9.5 m - other facilities, 2) the layout of the building mass - horizontal, 3) gable or multi-gable roofs, with the same slope angle of 35-45 degrees, with an overhanging eave in front of the building, covered with wood, tiles, or similar roofing material. In justified cases, roofs with a different slope angle and covering are allowed, 4) the color scheme of finishing materials: plasters - in light shades, wooden and stone elements or their imitations - in natural colors, 5) roof color - dark red, reddish-brown, brown, or gray, 6) skylights or roof windows are allowed, as well as the construction of so-called "swallows". Dormers and "swallows" should be built with roofs at the same slope angle as the main roof slopes, maintaining the color scheme and material of the main roof slopes.
