According to resolution no. RESOLUTION NO XXV/255/16 OF THE CITY COUNCIL OF WODZISLAW SLASKI dated February 7, 2016, regarding the local spatial development plan of the city of Wodzislaw Slaski, the plot is located in areas:

4) In the areas, the following is allowed:
a) technical infrastructure networks,
b) parking lots, garages,
c) internal roads, access roads, pedestrian paths,
d) arranged greenery, small architecture facilities,
e) auxiliary facilities.
5) In the areas, there is a ban on the construction of facilities for the purposes of waste collection and processing, subject to point 6.
6) Development of areas with symbols: W5PU, W6PU, W8PU according to the function specified in point 1 requires prior reclamation, including all necessary works related to land leveling, liquidation of existing dumps, with the possibility of subjecting waste to the recovery process.
7) Parameters and indicators for shaping development and land management:
a) maximum building intensity – 2.4 with the reservation of lit. b,
b) maximum building intensity in areas: K8-K14PU – 3.0,
c) minimum building intensity – 0.01,
d) maximum building area in relation to the area of the building plot – 70%,
e) maximum building height – 16 m with the reservation of lit. f,
f) maximum building height in areas: K8PU- K14PU – 20 m,
g) biologically active area – min. 10% of the building plot area,
h) roof geometry: flat or sloped roofs with a slope angle of up to 45,
i) unexceedable building lines according to the graphic designation on the plan drawing.
8) Rules and conditions for merging and dividing real estate:
a) the minimum area of newly designated plots obtained as a result of merging and dividing real estate is 1000 m2 with a minimum width of plot fronts of 22 m,
b) newly designated plot boundaries must be perpendicular to the road with a tolerance of +200 to -200.
