"§ 31. I. For the areas MN/U1, MN/U2, MN/U3, MN/U4, MN/1.15, MN/U6, MN/U7, MN/U8, MN/U9, MN/U10 the following is established:
1) purpose — areas for single-family residential development and non-intrusive service development;
2) maximum sales area of service facilities up to 2000 m2;
3) development in the form of residential, mixed-use or service buildings;
4) the following parameters and indicators for shaping the development:
a) free-standing, semi-detached or terraced buildings,
b) prohibition of building wooden log buildings,
c) buildings up to 3 above-ground floors,
d) for residential buildings, the 3rd floor as usable attic,

- 0.4 for free-standing residential and mixed-use development and 1 segment in semi-detached development,
- 0.5 for residential and mixed-use development for 1 segment in terraced development,
- 0.7 for service development,
b) minimum share of biologically active area on:
- 50% for residential development, for free-standing buildings and 1 segment in semi-detached development,
- 40% for mixed-use development, for free-standing buildings and 1 segment in semi-detached development,
- 25% for residential and mixed-use development, for 1 segment in terraced development,
- 25% for service development,
c) minimum plot area for building:
- 800 m2 for free-standing residential and mixed-use development,
- 600 m2 for 1 segment in semi-detached residential and mixed-use development,
- 250 m2 for 1 segment in terraced development,
- any for service development,
d) for garage and utility buildings, direct placement next to the boundary with the neighboring building plot is allowed,
e) untransgressable building lines according to the plan drawing;
7) servicing individual plots through exits from the public road class L or D.
2. For the MN/U8 area, it is established to consider the conditions referred to in § 18 of the resolution.
3. For the MN/U6, MN/U7, MN/U8, MN/U9, MN/U10 areas, it is established to consider the conditions referred to in § 15 of the resolution.
