LOCAL SPATIAL DEVELOPMENT PLAN FOR TOURISM AND RECREATION CONSTRUCTION AREAS IN THE VILLAGE OF KRUKLANKI ON THE WESTERN BANK OF LAKE GOLDAPIWO.
It establishes areas for holiday development, marked on the plan drawing with symbols
12ML; 13ML; 14ML; 15ML; 16ML; 17ML; 18ML; 19ML; 20ML; 21ML; 22ML
In the designated areas, the primary purpose is for buildings
related to individual summer recreation, year-round or alternatively,
interchangeably - for single-family residential development.
As permissible use in the areas referred to in paragraph 1, it establishes:
1) non-intrusive services, supplementing the primary
or alternative purpose, not disturbing the recreational or residential functions of the area excluding gastronomy and trade.
For the areas referred to in paragraph 1, it establishes:
1) rules for shaping development and land management in accordance with § 10
of this resolution,
2) situating only one holiday or residential building on one
plot
In the area marked with the symbol 12ML, there are archaeological sites. Therefore, all earthworks must be preceded by rescue archaeological research. Decisions
on the conditions of development of this area must be agreed with the Provincial Conservator of Monuments.
Provisions regarding land management and building shaping:
1. On each plot, only one building is allowed, unless
the provisions of this resolution state otherwise
2. Within the plot, at least 70% of the area must be biologically active
3. Within the plot, 40% of the active areas must be
wooded.
4. Surfaces requiring hardening must have permeable surfaces.
5. Fences should blend into the landscape, not obscuring the surrounding space, and must not exceed a height of 1.20m from the ground level, full fences are prohibited. It is recommended to use a fence made of mesh hidden in a hedge.
6. Introduction of a uniform architectural form of buildings while maintaining
the following provisions
1) holiday and residential - 2 stories including usable attic,
2) beach service buildings and sports facilities in the area 6US and
economic and service buildings in the area 1MP - up to 2 stories including
usable attic
3) camping houses in the area 4UT - up to 2 stories including
usable attic
4) hotels in the area 2UT/G and guesthouses in the area 1MP - up to 3.0 stories
including usable attic.
8. It is established that all newly constructed buildings should have two or
multi-pitched roofs, with a slope of 35 - 45, covered with ceramic tiles,
cement or tile-like materials in red or brown color
9. The direction of the ridge in accordance with the markings on the plan drawing.
10. The level of the ground floor should not be higher than 30 cm in relation to the highest
point of the projected ground level on the appropriate elevation line.
In case of a height difference within the building's projection greater than 1m, the building should be shaped so that the basement floor is not raised
at any point on the building's perimeter above 1.20m.
11.Buildings should be characterized by high values in terms of form and detail
architecture using traditional natural building materials, such as: stone, brick, ceramic tile, and wood.
Provisions regarding servicing by technical infrastructure:
1. Water supply from the existing village water supply.
The water supply should be conducted in designated communication strips.
2. The following rules for waste disposal are established:
Disposal of municipal sewage to the designed sanitary sewage system
with the transfer of sewage to the treatment plant in Giżycko
3. Collection and disposal of solid waste in small containers
and removal to the municipal landfill or under other conditions established
by municipal authorities
4. Supply of electricity to the designed buildings will be carried out by overhead lines nN taken from the designed 3 transformer stations. Overhead lines SN 15kV must be built to the transformer stations from the existing
power supply line to transformer station No. 1147. The designed power network
is presented on the plan drawing. It is recommended to conduct the nn cable line.
5. Heating supply from ecological fuel sources with a ban on equipping
the designed facilities with local low-efficiency and polluting
environmental boilers.
6. In terms of communication, the routes and widths of road strips
in the boundary lines apply.
The use of slag on roads, pedestrian paths, and parking lots is prohibited.
7. Telephone communication on the operator's terms, upon written request from the investor.

Near the bay of Zabinki is the village of Zabinka. Within 4-6 km from the eastern shore of the lake are the forests of the Borecka Forest. Goldapiwo is located in a quiet zone on the outskirts of the Borecka Forest, which is the habitat of bison.
Kruklanki is located in the eastern part of the Great Masurian Lakes region by Lake Goldapiwo and along the Sapina River.
The landscape of the Kruklanki commune area was shaped during the last Baltic glaciation. The glacier, which several times advanced and retreated from these areas, left numerous interesting forms in the form of moraine elevations and erosion valleys.
